The property is located in the Allegheny Forest and very near to the Kinzua Dam and the area has many fantastic hiking trails. It is in close proximity to the Conewango Creek (twice Pennsylvania's River of the year) and the Allegheny River as well as many other Creeks including the Brokenstraw provide for some great fishing. There are also several canoe and kayak liveries that provide great access to the rivers. There is a great local Audubon just across the New York border with 300 acres of trails as well as a raptor watch with the Audubon providing many activities, even for the kids. There are also several local wineries and wine trails in both New York and Pennsylvania.

Guests may even spot the river otters and beavers that frequent the area, as well as muskie, pike, and bass, which are great for fishing enthusiasts. Moreover, this is also a delightful region for birdwatchers, who can admire the myriad of bird species at home here, including American bald eagles, kingfishers, goldfinches, hummingbirds, and blue and green herons.
For further wildlife viewing and hiking opportunities, guests can head to the nearby Jamestown Audubon Center and Sanctuary that offers a huge nature center, a 600-acre wetland preserve, and over five miles of wonderful trails.
