In the living area, guests will find three plush sofas, a 48-inch, flat-screen TV, and a wood burner, all of which create a wonderfully relaxing atmosphere ideal for enjoying quality time with loved ones. Guests will also be able to enjoy a game room featuring a 44-inch TV and DVD player with a selection of DVDs, and a Wii console.
The equipped kitchen has everything guests might need to create delicious and unforgettable meals shared around the gorgeous wood dining table. There are a twin hob and electric oven, dishwasher, a refrigerator and freezer, and a microwave. Other amenities include Wi-Fi, two baskets of wood for the wood burner or barbecue grill, a welcome packet thoughtfully organized by the host, and a washing machine with a drying rack.
Outside, there is access to the property's sprawling farmland with apple orchards, friendly animals, and stunning gardens with children's play areas. Guests will also have access to the indoor heated pool and sauna.

Another perfect place to relax is the property's majestic walled gardens and play orchard. There, guests will find a Webber grill, bench seating, and a spacious lawn perfect for hosting a barbecue with friends and family. The fun doesn't stop there, as guests will also have access to a game room with a cricket set, tennis rackets, croquet, and more. For smaller family members, there is a fenced off area with a sand pit, mud kitchen, and a playhouse.
Guests can take a leisurely stroll through the lovely orchard picking apples and perhaps even meeting a few of the farm's friendly animals. The willow tipi hideaway and fire pit areas are both perfect for stolen moments away from the group or peaceful stargazing at night. There is a multi-award winning pub located just a five-minute walk from the property, where guests can enjoy a local seasonal menu, beer garden, and play area.
Catering is available upon request and guests will have several options from which to choose. Guests can choose from a farm-sourced full English breakfast, a DIY breakfast pack, or two-course farmhouse supper. All meals are delivered hot to the guest door or placed in the refrigerator as requested. Prices are per person and there is a minimum of two guests. The property is happy to accommodate special dietary needs with advance notice. Guests are asked to please place orders at least 48 hours in advance.
Organic beef, lamb, and pork sausages are available for purchase directly from the host. The meat is frozen and can be packed for guests to take home, or left in the fridge or freezer to enjoy during their stay. Please contact the host to purchase any meat products.
For guests with little ones in tow, there are three cots, three high chairs, a hand blender, microwave, and a baby monitor as well as a selection of baby friendly tableware. Toddler boxes can be rented out for £5 each for the duration of the reservation. The boxes contain everything guests might need to entertain little ones for the day. Choose from cupcake feast, make your own play dough, den building, minibeast exploring, or a seasonally themed craft box. A highly qualified babysitter is available upon request as well.

Ocean-loving glampers will be within driving distance of one of Britain's most sought after coastlines where they can explore the natural wonder of Poole Harbour and the World Heritage Jurassic Coast. Glampers will have access from the property directly into Cranborne Chase Area of Outstanding Natural Beauty, which is a nationally protected landscape featuring abundant wildlife and extensive walking routes sprawling over 380 square miles.
Glampers will find endless opportunity for entertainment and adventure in the area, and after a long day of exploration, this property is the perfect spot to call home. Guests can unwind in the indoor swimming pool and sauna, enjoy a cup of tea in the stunning walled gardens, or simply walk the grounds of the farm and relish in its natural beauty.

Glampers will be able to choose from a wide array of activities during their retreat, from nature walks in the surrounding countryside to shopping in nearby towns. There are numerous towns and counties nearby which offer markets with authentic locally crafted goods, delectable culinary delights, fascinating historical museums, and more. For the glamper more inclined toward nature adventure, there is no shortage of walking trails and coastline nearby. The iconic Hardy Trail covers the landscape that the beloved novelist Tom Hardy used as a backdrop for his tales of love and tragedy. There are numerous multi-use long-distance trails which are within easy reach of the property, and guidebooks are available for guests to help navigate their way.
With endless rolling chalk roads, this property is also the ideal location for cyclists. Ocean-loving glampers will be within driving distance of one of Britain's most sought after coastlines where they can spend an entire day exploring the abundant beauty of the coast. The Jurassic Coast, located within driving distance of the property, is a World Heritage Site which covers 95 miles of astounding ocean views. There, guests will have the rare chance to walk in the footsteps of dinosaurs and hunt for fossils on the beach. There is even a pub nearby, which houses a fossil museum!
Guests seeking peace and relaxation can trade the fossils for an afternoon sprawled out with a book on one of the multiple beaches close by, or book a treatment at one of the many spas in the area. Glampers can step into their own fairytale as they explore one of the three nearby castles or even make a trip to Stonehenge. Last but not least, the area is home to countless events, festivals, and fairs throughout the year. Glampers might be able to catch a film or cheese festival in the fall, a seafood or flower festival in the summer, or even an Easter egg hunt on the grounds of a castle.

Guests are asked to report any loss or damage to the property or contents to the host as soon as possible. Guests must allow access to the property by the host at any reasonable time to perform an inspection. Guests will replace with similar articles of at least the equivalent value and standard, any items of furniture which may be found to be missing or destroyed (reasonable wear and tear excepted). A maximum of two dogs is welcome in each of the self-catering properties. A cleaning charge of £25 per booking will be added to the rental to cover additional cleaning costs.
For Farmhouse rentals, a damage deposit of £650 is payable on the payment of the final balance. If the guest is renting all three properties, the damage deposit will be £1,000. The damage deposit will be retained pending an inspection of the property and its contents to check that the host has no consequential expenses due to breakages, damages, or additional cleaning due to the liability of the guest. The extent of recoverable costs from the guest by the host is limited to the cost of any work done and other costs incurred by the host and are not limited to the damage deposit. The unapplied damage deposit will be returned within one week unless the guest has been contacted.
During seven-night bookings, the housekeeping staff will require access to the Farmhouse on Wednesday 10:30 AM until 12:30 PM to carry out a mid-week clean. If the guest does not require this service, they are asked to please let the host know prior to arrival.
Guests must agree to a Holiday Letting Agreement at the time of booking on completion of which the guest agrees to leave the premises in a clean and tidy condition in accordance with the provisions of the agreement.
The maximum capacity of The Bothy or Flint is two adults age 18 or over plus one infant. The maximum capacity of the Farmhouse is 12 adults plus up to four infants. The reservation holder must be authorized to make the booking and to accept the Booking Terms & Conditions by all persons named on the online booking form. The reservation holder will be responsible for making all payments due. On receipt of documents from the host, the guest must advise if anything appears to be incorrect. The host cannot accept liability if not notified of any inaccuracies within 10 days of dispatching the documents to the guest. The host reserves the right to refuse a booking without giving any reason.
For the Bothy and Flint rentals, the host must receive payment in full in order to confirm the reservation. The booking will be confirmed via email within 24 hours.
For the Farmhouse rental, if the reservation is made more than 10 weeks before the commencement date, the first installment of 30 percent non-refundable is due. The final installment must then be paid 10 weeks prior to the reservation date. If the reservation is made less than 10 weeks before the commencement date, the host must receive payment in full. The booking will be confirmed via email within 24 hours and payment can be made via BACS or a check made payable to Launceston Farm. Please note that if payment is not received by the due date, the host is unable to guarantee the booking. A binding contract governed by English Law comes into existence when the booking is confirmed by email.
Complaints must be reported immediately to the host. If the problem cannot be rectified during the stay, the guest must write to the host within 28 days of departure giving full details of the complaint. Only the named guests are permitted to use or stay on the property. Guests must inform the host of any visitors. The host has a right at all times to refuse access to the property for people who are not members of the party and to ask the guests to leave if the property is being used by more than the advertised number of people.
Location map and directions with key collection instructions will be sent to the guest upon receipt of payment. So as not to cause any of the livestock on the farm unnecessary distress, guests agree not use fireworks or Chinese lanterns. Guest are asked to behave in a considerate way to the animals on the farm, including closing gates, disposing of any waste in the designated bin, and keeping dogs under control.
