The Pods are set within a peaceful rural setting in Tipton St John, surrounded by open countryside and far-reaching views, just two miles from the seaside. The site is designed to offer a quiet, adults-only escape, with plenty of space to relax and unwind. Guests can enjoy shared outdoor areas, including seating and fire pits, while still benefiting from privacy and a strong sense of calm throughout the site.
ACCESS
You’re welcome to drive up to your pod for unloading. Once unloaded, please park in the designated parking area on the lower level by reception.
NEIGHBORHOOD
Pods are located in the peaceful village of Tipton St John, home to the welcoming Golden Lion pub, just a short stroll away, offering great food, drinks and a relaxed village atmosphere. The elegant seaside town of Sidmouth is only a short drive away, with a wide choice of quality restaurants, cafés, wine bars and independent shops, along with a beautiful seafront and coastal walks. The surrounding area is ideal for scenic countryside strolls, coastal exploring and relaxed days out.
TRANSIT
A car is recommended for exploring the area and making the most of your stay. There is easy access to local villages, Sidmouth and the surrounding countryside by car. For those who enjoy walking, there are scenic footpaths nearby, and local taxis are available for trips to nearby towns, restaurants and the coast.

No parties or events – this is a peaceful, quiet site
No candles or naked flames inside the pods
Dogs are only permitted in the pods specified as dog-friendly
All dog fouling must be picked up and disposed of in the black bins provided
Please respect other guests and keep noise to a minimum, especially in the evenings
Smoking is not permitted inside the pods
Use of BBQ stands and fire pits is at your own risk
Please leave the pod clean and tidy on departure
No charging of electric vehicles
Fires/fire pits to be used responsibly and never left unattended
