1 NO ILLEGAL ACTIVITIES
2 Guest agrees to the House Rules and understands Guest Responsibilities and assumes Risk.
3 Guest must be 21 to rent and all occupants over 18 must provide valid photo ID and contact info. Guests under 18 must be accompanied by parent or legal guardian.
4 Only approved guests with valid photo ID and contact info are permitted to stay.
5 Reservations must reflect the correct number of guests at the time of booking. Guests who are not approved are not allowed. Additional guests beyond the reservation will cause host to cancel reservation immediately.
6 ITEMS NOT ALLOWED ON THE PROPERTY:
⁃ AMPLIFIED AUDIO DEVICES
⁃ PORTABLE SPEAKERS
⁃ NOISE MAKERS or PA SYSTEMS
⁃ MOTORIZED RECREATIONAL VEHICLES
⁃ FIRE ARMS or FIREWORKS of any kind
⁃ GLITTER, CONFETTI OR ROSE PETALS (real of fake)
7 DO NOT flush anything but toilet paper down the toilet. We are on a septic.
8 NO DISCHARGING of FIRE ARMS or FIREWORKS of any kind
9 Guests traveling from November-March certify they understand that snowstorms are possible in West Virginia and may affect your trip through:
⁃ Hazardous driving conditions
⁃ Possible short term loss of power, internet, heat, hot water, refrigeration, stove-top cooking
10 All-wheel drive vehicles are recommended for guests traveling during winter months. If you do not have an All-Wheel Drive Vehicle you should plan to rent one so you will not have issues with travel. Host will plow driveway, shovel and salt the walks. Host will provide generators for power outage longer than 8 hours. Host will provide emergency light, heater and batteries. Guest should bring a portable charger that you keep charged for your cell phone.
11 Guest understands and agrees that rental is a rural, vacation home in the Woods. It is a "glamping" experience. We sometimes lose power and/or internet in big snow storms. The Hot water, while sufficient, is enough for showers of reasonable length - one at a time.
12 Guest agrees to put nothing in the toilets except toilet paper.
13 Guest understands that area is full of wildlife and is comprised of rugged terrain. Guests agree to take full responsibility for your own safety.
14 If guests use the fireplace, they agree to first open the flue, and not leave fire unattended. Guest assumes all risk when using the fireplace.
15 NEVER LEAVE FIRE UNATTENDED
16 NO OPEN FLAMES OUTSIDE
17 Guest agrees that no trash will be left outside and all trash will be taken to the dumpster at the Woods dumpster/collection point at the time of checkout. Map of location attached.
18 Guests may smoke outside or on screened in porches but you but all cigarettes must be totally extinguished in an ashtray.
19 Guests with dogs, agree to the House Dog rules:
⁃ THERE IS $150 PET FEE FOR UP TO TWO DOGS AND YOU MUST PUT YOUR DOGS ON YOUR RESERVATION. IF YOU DON'T AND I FIGURE IT OUT LATER - YOU AGREE TO BE RESPONSIBLE FOR THE CHARGE FOR THE PUPS.
⁃ No dogs on furniture
⁃ No dogs off leash
⁃ Dogs must be housebroken;
⁃ Only two approved dogs at a time.
⁃ You must pick up after your dogs
⁃ You will be charged additional fees if there is damage or very heavy cleaning needed.
20 If you buy guest passes to use the facilities you are my guest and representing me, so act well :) You must follow all of "The Woods" rules.
21 No camping.
22 No hunting.
23 No parties.
24 No fires outdoors.
25 GUEST AGREES TO COMPLETELY LOCK THE HOUSE WHEN LEAVING AND TO KEEP HOUSES SECURED AT ALL TIMES.
26 All furnishings, decor and supplies are inventoried immediately prior and immediately following your stay. If anything is broken or missing during your stay, you will notify us immediately. Immediately means within one hour of discovering something is not working or broken. If we find damage or items missing, we will notify you immediately and inform you of the charge to fix or replace.
27 You agree that check in is at 4pm. If we can give early check-in, we will.
28 You that checkout is 11am on your checkout date. Any guests who do not leave will be charged an additional day, each day until guest departs and will also be responsible for any cancellations/lost revenue the host will incur if forced to cancel another reservation should you not leave at appointed time. If we can give late check-out, we will.
29 You agree to Check-out procedures
⁃ All used sheets/towels and in bathtub
⁃ All fresh food removed
⁃ Wipe off what you used
⁃ ALL TRASH DELIVERED TO THE WOODS DUMPSTER
30 We do not accept cancellations due to weather unless declared an emergency by authorities; or for COVID-related issues without approved guest providing documentation to host of positive test result within 48 hours of start of booking, and with valid test result from doctor or clinic showing approved guest’s names. An Approved guest is one who has provided photo ID and is included in the reservation.
