The space
The House is a thoughtfully designed A-frame garage apartment offering:
400 sq ft open living space
100 sq ft loft with two twin beds (low ceiling, ~5 ft max height)
1 queen bed on the main level
Sleeps up to 4 guests comfortably
The loft is a favorite for kids and adventurous adults.
Step out onto your private balcony overlooking the gardens and dome—perfect for morning coffee or evening drinks.

The Property
This is where the House really stands out.
The grounds feature:
Direct river access
The river here is natural and shallow, about knee deep at the bank to deeper areas at the end of the gravel bar more suitable for swimming and fishing. Most guests enter by sitting on the bank and sliding in or by walking in through the elephant ears along the bank.

Good to Know
This is a natural, riverfront setting—expect wildlife, insects, and changing outdoor conditions. Outdoor furniture may require a daily wipe down before use.
The tropical dome is a greenhouse and can get warm during the day
Grounds may occasionally be shared with guests from our sister property, The RiverHouse, located on the same grounds but there is plenty of space and privacy. or, you can rent both and have the place to yourself.

The occupancy listed is the max occupancy this property can accommodate. If you intend to host any event, celebration or other function, you will need to disclose this to us in advance and obtain approval, including an agreement to all additional fees and terms.
Travel insurance is strongly recommended as cancellation policy is strictly enforced. If cancelled after cutoff, we will do our best to rent the property and provide you a refund with the collected funds less a 20% rebooking fee.

By booking this House Retreat, you agree to these rules and ensure all guests follow them. Failure to follow house rules may result in fees, removal from the property, and/or cancellation without refund.
Safety & Risk
This is a waterfront property with stairs as well as natural terrain.
Children must be supervised at all times, especially near the river and in the loft.
No lifeguards on duty; all water activities are at your own risk.
Guests are responsible for their own actions and safety and agree to hold owners harmless for accidents, injuries, or loss.
Occupancy & Visitors
Report the correct number of guests and pets on the reservation.
Unauthorized extra guests or pets may incur additional charges or removal from the property.
General Conduct
Quiet hours: 10:00 PM – 9:00 AM. No loud music; use headphones outdoors.
Keep doors/windows closed when A/C or heat is on to help keep insects out.
No smoking or vaping inside the house or Garden Dome; dispose of cigarette butts in trash outdoors.
No climbing terrace walls or fences; stay within property boundaries (including pets).
Events or gatherings require prior approval and may include additional fees.
Re-use towels when possible to help conserve water.
Septic & Utilities
Septic system: Only toilet paper may be flushed. No wipes, feminine products, or other items.
Do not unplug or tamper with Wi‑Fi/network equipment. It supports the entire property.
Parking
Standard parking: max 2 vehicles (unless pre-approved).
Park on the right side of the driveway, single file; leave the left side for RiverHouse guests.
Do not block other cars or the neighbor’s gate at the end of the drive.
Extra parking is available in the designated grassy area.
Pet Rules
Pet fee: $75.00 per pet per stay; max 3 pets. Emotional Support Animals are charged the pet fee as they are not service animals.
Pets must stay on our property and off neighbors’ yards.
Use pet towels to wipe paws before coming inside; pets must be leashed outdoors when others are present.
Pets must be crated/kenneled if left alone inside.
No pets on furniture or beds; extra cleaning fees may apply if pet hair is found in beds or heavily on furniture.
Clean up after pets and dispose of bagged waste in dumpsters by the mailboxes.
Bring your own pet waste bags and food/water bowls.
Garden Dome & Koi Pond
Do not feed the koi or throw anything in the pond; it is a delicate ecosystem.
Supervise children closely in the dome; the pond is deep and surfaces can be slippery.
Damage to the koi or pond environment may incur fees.
Policies & Damages
Cancellation policy as shown at booking will apply; travel insurance is strongly recommended.
If you cancel outside our policy and we are able to rebook your dates, we will send you any recovered funds, less a 20% rebooking fee.
Internet and power are generally stable but outages beyond our control may occur; please have a backup hotspot if internet is critical.
River levels and flow vary with weather; we cannot guarantee specific conditions.
Guests may be charged for damage to the home, furnishings, linens, or dishes, excessive pet hair in beds, or smoking inside (including ozone treatment if needed).
Any additional charges will be requested through the platform.
Nature & Expectations
This is a natural riverfront setting; you may see insects, lizards, birds, and other wildlife. We advise to enjoy them from a distance.
General Info & Check-Out
We recommend water shoes and life vests in the river.
If you use the outdoor griddle, turn off propane, clean the griddle, and use the grease-catching bucket provided.
A fire pit is available only when no burn bans are in effect; no open campfires outside the designated pit. We may have firewood stacked up around the property you can use if available.
At check-out: wash and put away dishes, empty leftover food from the fridge, clean spills, vacuum pet hair (if applicable), take trash to the 2 dumpsters located out front near the mailbox, and place used towels on the shower floor.
