The above named Homeowners agree to rent/lease property owned by them located at ______________, Jim Thorpe, PA 18229 (the “Premises”) located within the boundaries of Pleasant Valley West Development for a total rental amount as stated on GlampingHub.com.
This Short Term Rental/Lease Agreement shall begin on _______, 202__ after 3:00 p.m. and shall terminate at 11:00 a.m. on ___________, 202__.
All monies to be made payable through GlampingHub.com. Rental payments are to be made as described in detail on GlampingHub.com.
Utilities are to be paid for by the Homeowner. There is a $25.00 charge for not returning the key(s) to the lockboxes and locking it using the code provided.
This Short Term Rental/Lease Agreement is subject to the following terms and conditions and agreed to by the Homeowners and Tenants:
The Tenant executing this Agreement is at least 30 years of age and shall occupy the Premises the entire time of the rental/lease period and shall allow no more than 10 people to occupy the Premises. Tenants will rent at their own risk and adhere to all rules and regulations (“Rules of Conduct”) of Property Owners Association. Any fines or citations incurred by Tenants shall be the SOLE responsibility of the Tenants. Tenants agree to provide all vehicle license plates that are to be parked at the home. Tenants agree not to assign this Short-Term Rental/Lease or sublet the Premises, not to use or occupy for any purpose other than as a dwelling and to allow visitation by Homeowner and/or Agent for inspection of the Premises.

Please be aware that if your groups internet usage violates copyright infringement law, you will be responsible for any and all fees, fines and court/attorney fees and any and all other expenses attributed to or in connection with the violation.
DISCLOSURE: I understand that ARLO security cameras are present on the OUTSIDE of the property. One camera is located facing the driveway/entrance to front door. The other two cameras are facing the deck and woods. Cameras are monitored and on for security purposes. THERE ARE ABSOLUTELY NO CAMERAS INSIDE OUR HOME. If security cameras are tampered with (i.e., unplugged, covered, turned off etc..), during your stay, the tenant then forfeits their security deposit. They must remain on for security purposes. Thank you.
Tenants further agree to surrender and give peaceful possession of these Premises to Homeowners. Tenants agree to have the Premises in clean and in like good order at termination of this Short-Term Rental/Lease Agreement (if not, additional cleaning charges will be imposed – minimum charge is $150.00 which is inclusive on the total cost for GlampingHub.com) and to replace, repair or pay for all breakage or damage in the Premise or furnishings contained therein.
Trash must be disposed of properly by Tenant at the Penn Forest Transfer Station located at 88 Transfer Station Rd, Jim Thorpe, PA 18229 (approx. 2 miles from the property). A maximum of 4 bags per week are permitted. It is $1.00 per bag above and beyond the 4 bags and will be the SOLE responsibility of the Tenant to pay the additional bag surcharge. The other option is to take all trash home with Tenant. Please DO NOT LEAVE ANY TRASH OUTSIDE AT ANY TIME. ALSO, do not leave trash upon check- out of Premises. Either of these, will result in a forfeiture of Tenant’s Security Deposit. If you decide to take your trash to the Penn Forest Transfer Station, you must use the GREY card on the refrigerator and return it. If you do not have the GREY card, Penn Forest Transfer Station will not accept your trash.

If you lose the GREY card or it is missing, the cost to the Tenant will be $150.00 to replace the GREY card. If you accidentally leave home with it, please contact the Homeowner immediately and mail back to the Homeowner. Thank you. For trash not removed from the Premises by the Tenant, forfeiture of the Tenant’s Security Deposit. Please remove ALL of your food from the refrigerator and/or freezer. Failure to do so will result in a $50.00 deduction from your Security Deposit. Do not attempt to leave it in the development and/or litter. There are security cameras throughout the development.
ANIMALS are NOT PERMITTED. Please respect this policy. We love animals; however, the Homeowner has allergies and although we’d like to think everyone is being honest about their pets not having accidents or shedding, this isn’t the case; therefore, we cannot allow it under any circumstances. Thank you for understanding. If this policy is disregarded, it will result in forfeiture of tenant’s security deposit.
Unreasonable noise, disturbance, and/or property damages shall be cause for immediate eviction without reimbursement, as well as, loss of tenant’s security deposit. You are in a community. Noise ordinances in our township are weekdays at 9pm and weekends are 10pm. Please be considerate of our neighbors and community.
Homeowners reserve the right to press charges with authorities if necessary, as well as, reserve the right to receive compensation for any damages incurred, as well as, replacement costs if necessary.
Tenant Cancellation Policy (as stated on Glampinghub.com):
• If guest cancels 15 days prior to check in: Guest will receive a 50% refund.
• If guest cancels within 15 days of check in: Guest will not receive any refund.
• If the guest cancels during the stay: It is up to the owner to determine how much, if any refund, will be made.

10 Beach Tags are provided and must remain on Tenants while at the beach/lake area. Loss of Beach Tags is at a cost of $ 5.00 per Beach Tag replacement and will be deducted from the Tenant’s Security Deposit if any of the Beach Tags are missing.
Absolutely NO firearms, hunting, fireworks, or ATV usage on the property or in the Pleasant Valley West development. This is not a hunting cabin.
If homeowner is charged any fines as a result of a tenants stay, it is the sole responsibility of the responsible tenant to pay such fines and/or penalties as a result. For instance, if there is a “burn ban” in the township and you decide to have an open fire – the fines start at $5,000 per incident and can exceed $10,000 per incident and possible charges by authorities.
ABSOLUTELY NO SMOKING on the premises inside or outside. This will result in a forfeiture of your security deposit. If the cleaners find “cigarette butts” on the ground or at the end of the driveway, we will forfeit your security deposit. They do give me a full report after each guest. Please be mindful that we are trying to keep our property nice for guests, ourselves, and also the environment. Nobody likes picking up someone’s cigarette butts. IF you have a guest violating the no smoking policy unbeknownst to you on the property, please be very aware of cigarette butts or you will lose your deposit. Please inspect the property if you suspect one of your guests violated the policy. THIS POLICY WILL BE STRICTLY ENFORCED.
Linens, blankets, towels, firewood, are NOT supplied by Homeowners. You may bring your own or use a linen service (www.sudpro.com/linens).
This Short-Term Rental/Lease Agreement is binding upon both parties, their heirs and assigns and both parties admit full knowledge of this Short-Term Rental/Lease Agreement prior to signing below.
