SPACE
From the moment you step inside the treehouse, you’re wrapped in warmth—surrounded by natural pine, soft textures, and the quiet presence of the trees just outside every window. You’ll feel both grounded and elevated here, like you’ve escaped the noise without giving up a single comfort.

Wake up in the loft to gentle morning light and views of the stream through the trees. Brew a cup of coffee in your full kitchen—complete with a retro-style oven, copper hood, and deep farmhouse sink—and settle into the dining nook as the day unfolds.

Downstairs, a second queen bed and cozy sleeper sofa offer plenty of space to unwind. A stone fireplace rises to the ceiling, perfect for curling up with a book or watching a movie after a day on the water. The bathroom feels like a forest spa, with its walk-in stone shower and an exposed pine tree woven right into the design.

Open the French doors and step onto your private deck. The hot tub is waiting. The grill is ready. ACCESS
Step out onto your deck and sink into the hot tub as the sun sets over the stream. Roast marshmallows by the fire pit just outside your door, or take a short walk down to the water where kayaks, paddleboards, and a canoe are waiting for you.

Whether you’re looking to paddle across the lake, relax by the fire, or unwind in the hot tub under the stars—you’ll have everything you need for a peaceful and playful stay.

NEIGHBORHOOD
SkyView Treehouse is tucked away on a quiet stretch of Belgrade Stream, just minutes from the heart of Belgrade Lakes Village. You’re surrounded by nature here, but never far from the charm of small-town Maine.

Spend your mornings paddling the calm waters of Messalonskee Lake, known for its wildlife and some of the best fishing in the region. In the afternoons, explore nearby hiking trails, browse the village’s boutique shops, or enjoy dinner at one of the area’s cozy farm-to-table restaurants.

Looking for more to explore? You’re just 15 minutes from Augusta, Maine’s capital city, and 20 minutes from the vibrant riverside town of Hallowell, known for its art galleries, live music, and great food.

The Belgrade Lakes region is beloved for its natural beauty, peaceful pace, and outdoor adventure—no matter the season. Whether you’re here to unwind or explore, you’ll feel right at home.

TRANSIT
The treehouse is:
• About 10 minutes to Belgrade Lakes Village
• About 15 minutes to the Maine State Capitol (Augusta)
• About 20 minutes to Colby College
• About 1.5 hours to Sugarloaf
• About 2 hours to Acadia National Park

You’ll need a vehicle to get around, but once you’re here, much of your time will likely be spent enjoying everything right on-site.

NOTES
Our two treehouses sit near each other on the same property, but each is fully private with its own entrance, hot tub, and fire pit. You may have a friendly neighbor nearby, or you can rent both treehouses for a shared getaway with friends or family.

Pontoon Boat Available:
From May through October, guests are welcome to rent our 22-foot pontoon boat for a relaxing cruise on the lake. The rental rate is $299 per day, and the boat comes fully equipped with all required safety gear.

Pets welcome: We love dogs and understand they’re part of the family. There’s a $195 pet fee, and we kindly ask that pets stay off the furniture, are picked up after, and avoid the shared back lawn area.

ADDITIONAL RULES
House Rules:

First and foremost, we want to say an introductory thank you to all our future guests and all our past guests. We have honestly come across some of the most courteous people we have ever met and cannot show enough gratitude to all of you and are so excited to welcome more guests to host at our unique spaces!
Our biggest wish, by sharing our spaces with our guests, is that you treat it as if it were your own. We have spent a lot of time and love, providing a space that is luxurious and a home away from home for all of you. We want you to always feel cozy and comfortable while you are staying here. We have been honored to be able to host every one of you and we just ask that you be respectful of our space and of our house rules. We would kindly appreciate it if each one of our guests could read the house rules and adhere to them. Failure to adhere to these House Rules will result in immediate removal from the property and certain fines as well.

CHECK-IN: Check-in time is between 4 PM and 8 PM. An early check-in may be possible with advanced notice and subject to an additional fee. Please contact us as soon as you can so we can discuss this with you and understand that this cannot be guaranteed. Also, should you need to check-in late, please contact us to discuss reasoning in advance as well. We try to accommodate all our guests with travel arrangements and check-in times and know how stressful travel days can be!

PARKING AND VEHICLES: Please read your individual property's House Manual for further information regarding parking. Each reservation or booking is entitled to park one vehicle at the designated spaces for each rental listing on our property. Should you have more than one vehicle, please contact us as soon as possible and let us know. We will do everything that we can to accommodate you. If you do not have prior approval and bring more than one vehicle, you will be subject to a $50 per car fee per night that the extra car is parked on premises. Thanks for your understanding!

SMOKING: We are a no smoking property. This means that we not only prohibit smoking in our rentals but also on the entire property grounds as well. We take such pride in the outdoors and the lakefront and we don’t wish to lose any sightings of wildlife or anything of the sort due to smoking
or litter. Failure to follow this rule will result in a $200 per day fine for the length of your booking. Thank you for being courteous and understanding!

EATING AREAS : No eating or drinking on the beds, couches or in the living area. Please enjoy your meal at the dining table or outside.

PARTIES AND EVENTS: We do not allow any parties whatsoever. In the event that you have a small event or get together, please inquire about that with us before booking or prior to checking in so we can have the ability to decide based on the information. If you do not have prior permission to have more than our occupancy limits on the premises and we observe a party ensuing, your reservation will immediately be cancelled at that time, and you will be asked to vacate the premises.

OCCUPANCY LIMITS: Please Refer to the House Manual for more information on this. Feel free to message us if you have any questions or concerns.

VISITORS: Please discuss this with us as early as you can so we know who is on our property and what they are doing. We are always here to help and we take great pride in knowing that we can cater to our guests and provide amenities at a moment’s notice. However, if we do not know an extra person is coming, we may think that they are trespassing and that could lead to some uncomfortable situations for all involved! Failure to let us know if you are having guests or if you have unregistered people in your reservation will result in a $100 per day fine for the length of your reservation. Please just let us know who may be visiting for the day!

PETS: We are pet friendly and look forward to meeting all your four-legged friends! We do ask for a $195 pet fee per pet. We ask that you pick up after your family pup both indoors and outdoors. Please pick up all waste outdoors. We also ask that if you are to be away from your pet for some time, that the pet is contained and does not make excessive noise when left alone in the rental. Also, please don’t let them up onto the furniture, especially the sofas and beds. If we find that you have let your pets onto our furniture this will result in an extra $150 cleaning fee. Please take care of your pets at all times.

CHILDREN: Children of all ages are welcomed at all our rentals. We do ask that you keep a close eye on children on stairs and on the balcony’s both indoors and outdoors if applicable. Any children under 15 years old should be supervised by an adult in the hot tubs and in the stream and lake as well as down by the dock. We really appreciate all your efforts and understanding in this matter.

OUTDOOR EQUIPMENT AND AMENITIES: We ask that you enjoy all that our property has to offer. We do ask that you make sure to put things back where you got them from and let us know of anything that is functioning improperly. We want to be sure to address things as soon as possible to make sure all our guests can enjoy them! Also, from the legislature of Maine Law, “Maine boating law requires that every person 10 years of age or younger must wear a Type I, II, or III PFD while aboard any watercraft at any time. So, kayaking, canoeing, or paddle boarding in Maine, you have to have a life vest with you and if you're 10 or under you have to wear it.” Please be sure to use local law and your best judgement as well to make sure your children, guests, and yourself are always safe!
The designated fire pits in front of the rental properties are for you to enjoy at any time! You will need to source your own fire starters and wood for your own fire. Please refer to all local laws during your stay. Just sit back, relax and enjoy the amenities and the beauty of the outdoors around you!
The Grills on the decks of the rental are yours to use at any time during the length of your stay. Do your best to keep it clean and tidy. Cover it again once it has cooled off a bit. This helps protect it from the weather and elements of sorts. We appreciate you!

TOWELS AND AMENTITIES: We try to run an eco friendly space as best we can. We provide 2 towels per registered guest. We do ask that you try to preserve as much as possible and hang your towels to dry in between uses. For more information regarding towels, please refer to the House Manual. If you have any questions or concerns, please don’t hesitate to reach out to us!

All items in the rental are the property of the owner and will be inventoried upon check out. This includes, but is not limited to the following: sheets, towels, bathrobes and other linens. Bathrobes are for guests’ use during your stay. If you wish to purchase these they can be added to the bill. Any items found missing will be your responsibility and will be charged to the guest accordingly.

If you have a complaint or a concern, we ask you to contact us and give us access to the area where the complaint or concern is coming from so that we can attempt to fix it prior to contacting the booking platform. We will immediately address any complaint or concern and appreciate you allowing us to better your stay! We want all of our guests to always have a 5-star experience at our property and we strive for excellence. We hope that you see that with our attention to detail in our rentals and our precision.

TRASH:

Please take a moment and refer to the House Manual to see what your property's protocol is for trash prior to leaving. If you have any questions regarding this, please don't hesitate to reach out and we will inform you on what to do before check- out!

HOT-TUB:

Supervision for Children:
Children under the age of 12 should never be allowed in a hot tub without adult supervision. The combination of high water temperatures and deep water can pose significant risks.

Time Limit:
Prolonged exposure to hot water can cause dizziness or heat stroke. Guests should limit their soaking time to 15-20 minutes and take a break before re-entering the spa.

Temperature Control:
The hot tub temperature should never exceed 104 degrees Fahrenheit, as recommended by the U.S. Consumer Product Safety Commission.

No Glassware:
To avoid potential injury, glass containers should never be allowed near or in the hot tub. Plastic or shatterproof containers should be used instead.

Cleanliness:
Guests should always shower before using the hot tub to remove any lotions, oils, or other substances that could affect water quality.

No Diving or Jumping:
Due to the relatively shallow depth of a hot tub, diving or jumping in could lead to serious injury. Make it clear to guests that they should enter and exit the hot bath tub carefully and calmly.

Limit on Occupancy:
Every hot tub has a maximum safe occupancy number based on its size. Guests should be informed of this limit to avoid overloading the hot tub, which can compromise its structure and filtration system, and also increase the risk of accidents.

No Electrical Appliances:
Any electrical devices, including phones, speakers, or laptops, should be kept at a safe distance from the pool or hot tub to avoid the risk of electric shock.

Pregnant Women Caution:
It is widely recommended that pregnant women consult with a healthcare professional before using a hot tub, as elevated body temperatures can pose risks during pregnancy.

Hydration:
Encourage guests to drink water before and after hot tub use to avoid dehydration, which can be heightened by the heat of the hot tub.

Proper Attire:
Guests should be advised to wear suitable swimwear that doesn’t compromise the water quality. Regular clothing or underwear can introduce detergents or contaminants to the water.

No Pets:
Pets should not be allowed to sit in the hot tub for their safety and to maintain water cleanliness.

Cover After Use:
Guests should be instructed to cover the hot tub after each use. This helps maintain water temperature, prevent debris and food from entering the tub, and acts as a safety measure to prevent unsupervised use.

Noise Control:
To respect the tranquility of the surrounding area or neighboring properties, a rule about maintaining a low noise level, especially during late hours, would be considerate.

CHECKOUT: Checkout time is 11 am. On rare occasions we can accommodate a later check out. Please contact us to inquire about this. A small fee will be charged for this service. Should you checkout late, there will be a late checkout fee. If you are more than 30 minutes beyond the 11 am checkout time, we will impose a $75 late checkout fee. If you stay 2 hours beyond 11 am, you will be charged for an additional day's reservation. This does not award you possession of the rental for an additional day, this is just a penalty for holding possession of our property beyond the underlined checkout time and you are preventing our cleaners from being able to clean and disinfect the property for the next guests and may prevent our next guests from checking in on time. This penalty of the charge for an additional day is also an additional day minus any discounts. It is base rate and will be charged as such. Please be courteous of our cleaners and the next guests! We work hard on making sure we are one of the cleanest rentals you will come across. This is maintained by having enough time to take care of everything needed for each guest’s stay. Thank you for your understanding!

We ask that prior to guests’ checking out, that they strip the beds and leave the linens, including all sheets, comforters, and pillowcases at the edge of the bed.

Also, all towels should be put in the basket provided for you in the bathroom. This helps our cleaning crew more than you can imagine and it is greatly appreciated!

Please do your best to wash any dishes that you have used during your stay prior to checking out.

If the rental property is left with excessive cleaning to be done because of the rental property being left with excessively dirty pots and pans in the sink, excessive amounts of trash, staining of floors or walls, etc., then we will charge an additional $150 cleaning fee for this extra cleaning that will need
to be done. We have put a lot of effort into making our property into a lovely space for our guests. Please treat it with the same care that you would your own home. We want to Thank you in advance for being such a super guest!
