This property is a 6-acre working family farm including a vineyard, orchard, apiary, gardens, and greenhouse. It offers a winning combination of being well off the main road for privacy and quiet, but less than 10 minutes by car from the main port town and 5 minutes from the airport. The farm is flanked by 230 acres of conservation land to the west and enjoys sweeping views of the Atlantic Ocean, striking sunsets, and wondrous stargazing.

The Studio overlooks a unique trellised vineyard and is styled as a tiny home with an early-American "saltbox" architecture.

A large room includes high cathedral ceilings traversed by long wooden beams. A queen bed is accompanied by a large antique armoire, a dining table, a China closet and a kitchenette area including a refrigerator, microwave, toaster oven, coffee maker and tea kettle. A separate full bathroom off of the main room includes a walk-in shower.

Outside along the rear of the Studio, looking across to the vineyard and the farm's picturesque early-American gambrel barn, there is a grill, outdoor sink, Adirondack chairs and a small table for intimate dinners and a glass of wine watching the sunset behind the vineyard. A picnic table on a hilltop above the vineyard offers a majestic view of the Atlantic Ocean and the surrounding pastures.

Owners live on the property full-time year-round. From time to time, guests may see the owners at work on the farm including, but not limited to, beekeeping, planting, watering, mowing, weeding, pruning, spraying and harvesting, as well as general maintenance and grounds-keeping. The owners make every effort to keep noise and intrusions to a minimum.

Scenic views
The property is located on the south coast of the island, well off the main road, in a quiet, secluded neighborhood adjacent to Peckham Pond. Almost 50% of Block Island is conservation land, so there are numerous hiking trails just a short walk or bike ride away. Fresh Pond, perfect for swimming, is close by. Vaill Beach, a beautiful sandy beach on the south coast, is accessible from the main road by foot (about 20 minutes) or bike (about 5 minutes).

Island Access, Ferry/Air Service & Weather
Access to Block Island requires ferry or air transportation, which may be delayed or canceled due to weather, sea conditions, mechanical issues, or capacity limits beyond the host’s control. If ferry or airline service is canceled or delayed and the guest is unable to arrive on the scheduled check-in date, no refund or rent adjustment is provided, provided the home is available, habitable, and lawful for occupancy. Transportation disruptions do not constitute property unavailability. Refunds or prorated refunds are provided only when required by Airbnb’s Extenuating Circumstances Policy, including mandatory evacuation orders, island closures, or government travel restrictions. Guests are strongly encouraged to purchase travel insurance covering transportation disruptions.

Rental Space and Farm Property
The rental space includes the specific premises and the mowed area immediately surrounding it. Primarily for safety concerns, guests are not granted access to any other parts of the farm property, such as the greenhouse, the barn and surrounding pens/enclosures, the vineyard, the gardens, the orchard, the bee yard, pastures, un-mowed areas, and mowed areas surrounding other cottages, without the owner’s explicit permission.

During your stay on the farm, please be respectful of other guests and the owners (who live on the property). Loud music, excessive noise and unruly or boisterous behavior will not be tolerated and may result in eviction without a refund. Quiet hours are from 11 PM to 7 AM.

The maximum occupancy of each rental unit is strictly enforced by town ordinance and registration requirements. We understand that, from time to time, guests may have visitors during the daytime. We respectfully request that all guests acknowledge the limited parking accommodations on the farm and respect the maximum parking spaces permitted for each rental unit. Bicycles and their riders are always welcome :)

KEYS – We are fortunate that Block Island is a very safe place. As a result, we do not customarily give out keys to any of the rental units. We kindly ask that you be mindful of any doors that may be equipped with push-button locks, and be wary of inadvertently locking yourself out! Of course, should this happen, the hosts will be available to let you back in.

We understand that part of your stay on Block Island may involve one or more trips to our lovely beaches! We kindly ask that sandy towels and swimsuits be shaken out and rinsed before being laundered, so that we may limit any damage to the washer/dryer units in the cottages.

Some other points of note:
-There are NO PETS permitted (hypoallergenic or otherwise!) in the rental cottages.
-There are NO BED LINENS OR TOWELS PROVIDED (guests will need to bring these with them) Only pillows, mattress/pillow protectors, bedspreads are provided.
-There are NO MOPEDS allowed on the property or on the access road to the property (by town ordinance).
-There is NO DIRECT BEACH ACCESS from the property (but we're close to the ocean, and a short walk or bike ride along the public roadways will get you to stunning beaches :)
-There are NO OPEN FIRES permitted on the property; a propane grill is provided.
-There are NO DRONES permitted on the property.
-There are NO TENTS permitted on the property.
-There is limited parking for a MAXIMUM OF TWO CARS for the rental space (one car for Vineyard Studio)
-There is NO SMOKING permitted inside any building on the property.
-Climbing on or over rock walls on or around the property and trespassing on neighboring properties is strictly prohibited.

Out of respect for the many guests who visit our farm each year, we strictly enforce the above rules, and violation of any of these rules is grounds for eviction without a refund.
