Big Bear Lake Additional Rules

Please take the time to carefully review our listing. A booking request constitutes your complete acknowledgment of the listing description, amenities, check-in/out processes, fees, and acceptance of the rules.

GENERAL
You will first need to check-in at our office and show a copy of your ID which must match your reservation.

The office is located at 508 Main Street, Big Bear Lake, CA 92315. Please park in the back parking lot and enter from the front located on Main St. (the back door is for employees only). Please bring your ID. Office hours for check-ins are Friday and Saturday 1:00 PM – 9:00 PM and Sunday through Thursday 1:00 PM – 7:00 PM. Please let us know in advance if you will be checking in outside of these hours.

It is required by code that all guests staying in Big Bear Lake review and sign the “Good Neighbor Policy.” An electronic copy will be provided to you upon making your reservation. You may sign and return it prior to your arrival or at check-in. We do not have any control over the issuance of citations or evictions by code enforcement. No refunds are given for failure to comply with local laws and regulations.

The number of occupants must be disclosed and cannot exceed the permitted occupancy at any time. No parties, events, or occupancy over the posted limit are allowed. Guests can be cited and/or evicted by Big Bear Lake code enforcement for being over occupancy or allotted vehicles. No refunds are granted for citations or evictions. An additional charge of up to $500.00 can be assessed even if you are within the permitted number of guests.

We require that you are over 21 years of age to book this cabin and have an account in good standing. Your reservation can be canceled if you are under the age of 21 and/or have negative reviews from other hosts.

Please be mindful of any excessive noise or outdoor activities. No amplified music is permitted to be heard beyond the property line 24/7. The city enforces an outdoor noise curfew and prohibits outdoor spa use from 10:00 PM to 7:00 AM.

We do not have commercial trash bins or residential trash pickup at the cabin. You must take your trash to one of the public trash disposal sites. Leftover trash will incur a fee of $25.00 per bag, including trash left in any bins at the property.

CHECK-IN
Standard check-in is at 4:00PM. Do not arrive directly at the property. You must check-in at the office first.

STAYING
Please treat the cabin as you would in your own home. Furniture should not be moved around. Please quickly address any spills to avoid extra cleaning fees.

Please inspect the cabin upon arrival and verify you can connect to the Wi-Fi, the heater is operational, and hot water is running. If equipped with a BBQ or firepit, please let us know if the propane tank(s) need a refill. If the property includes a spa or hot tub as an amenity, please set it to your desired temperature, keep the cover on, and verify that it is heating. Due to the cold climate, the water can take several hours to heat up.

Big Bear Lake is an isolated community in the mountains at an elevation of 7,000 FT. We routinely inspect our cabins to verify items are in working order, but due to weather conditions it is common to experience disruptions. If you experience any issues that require maintenance upon arrival, you must let us know by 8:00PM. We do not have 24/7 maintenance for non-emergencies.

Office hours for check-ins are Friday and Saturday 1:00 PM – 9:00 PM and Sunday through Thursday 1:00 PM – 7:00 PM. Late arrival does not constitute an emergency unless the cabin is without power, running water, or a form of heating.

SUPPLIES: We provide basic starter supplies including paper towel roll, dish soap, dishwasher detergent (if equipped with dishwasher) sponge, liner for the trash and additional large trash bag, coffee pods or grounds and filter, toilet paper and additional roll(s), body wash, shampoo, and laundry detergent (if equipped with washer/dryer). Please let us know if you need additional supplies; however, please note we do not provide an unlimited amount.

CHILD SAFETY: Please note that while our cabins are family-friendly, they are not childproof. Children must always be supervised.

PARKING: Park only in our designated parking spots. Street parking is not allowed, nor is using any neighbors parking spaces. Due to snow during the winter season, the available parking spaces may be fewer than is permitted. Public parking is available in various lots in the town.

NO SMOKING/VAPING/DRUGS: Our home is non-smoking, non-vaping, and no drugs please. A charge of up to $500.00 will be applied for evidence of smoking inside. We ask that you do not burn candles or incense in the cabins for safety reasons.

PETS: If at a pet friendly property, you must pick up after your pet. The pet fee does not cover picking up after your pet in the yard or cleaning any accidents in the house including excessive hair/fur found in bedding or on couches. An additional cleaning fee of up to $250 can be incurred for excessive cleanup after your pet. Damages caused by pets will be charged at cost for repair or replacement.

YARD: Please do not use the backyard as a restroom. Evidence of such can incur an additional $150.00 cleaning fee.

GRILL/FIRE PIT: If equipped, the cabin may have a propane, natural gas, or charcoal grill. Upon arrival, please check that the propane tank has enough propane for your use. We can provide a refilled tank at no cost if notified; however, delivery times may vary especially during inclement weather. If you refill the tank yourself, you may provide us with a copy of the receipt and receive reimbursement. We do not provide or reimburse charcoal. Please clean up after use and place cover on the grill after it has cooled down to prevent snow and sun damage. A $50 charge may apply if the grill requires excessive cleaning.

If equipped with a firepit, please check if it has adequate propane. We can provide a refilled tank at no cost if reasonably notified; however, delivery times may vary especially during inclement weather. Alternatively, if you refill the tank yourself, you may provide us with a copy of the receipt and receive reimbursement.

No outdoor wood fires are allowed period.

FIREPLACE: If equipped with a fireplace, please double check the listing, or ask if it is gas, gas starting, wood, pellets, or electric. Wood and pellets are not provided but can be purchased at most stores around town. Please do not use wet wood and ensure the flue is open prior to use. Ash must be safely deposited in the aluminum ash cans. Failure to adequately clean up after fireplace use may incur an extra cleaning fee of $50.00.

Animals such as ants, mice, spiders, moths, flies, chipmunks, birds, and rabbits (along with bears, coyotes, mountain lions, wild donkeys, etc.) are native to Big Bear and it is typical in the mountains to have an occasional sighting of any of these creatures, especially during particularly dry/hot seasons when they are searching for water or cold seasons if they are searching for food. Please keep in mind you are booking a trip in the wilderness - we are in a mountain town and are in their territory. We prepare for such sightings with traps, spray, routine cleaning, and maintenance, etc., but we give no refunds for seeing any of these creatures and want to prepare our guests for what to expect. Please do not leave any food out and be sure to use containers or zip-lock bags - unfortunately, we do not provide those items, but they may be purchased at many of our local convenience and grocery stores. We place ant traps around the house in between guests, but for safety we do not leave them out for your arrival.

DAMAGES: Guest must report any damages they caused immediately. After reviewing the damage, a request for the cost of repair or replacement may be sent to the guest. Damages are reviewed on a case-by-case basis.

SPA TIPS & RULES (if equipped):
If equipped, the spa or hot tub is serviced weekly and in between all guests. Any severe discoloration or excessive dirt and debris must be reported immediately upon arrival.

It can take several hours to heat up the hot tub, especially during winter. Please test the hot tub upon arrival by setting it to your desired temperature. The cover must stay on while warming up the hot tub and at all other times.

- If the hot tub or spa is outdoors, it may not be used between the hours of 10:00PM and 7:00AM. This is a city ordinance set by Big Bear Lake as described on the Good Neighbor Policy. We do not set these hours.

- Please unclip the spa cover clips when opening the spa and be careful when opening. If the spa cover has a lift, please use it.

- No glass or alcohol in the hot tub.

- Please shower before getting in the hot tub to remove dirt, soap, makeup, and oil-based products. A $150 dump and fill charge may be applied if excessive dirt or debris is found in the spa.

- No children under the age of 5 in the spa. Children must be supervised at all times.

- It is not recommended to use the spa if you are pregnant, using medication that causes drowsiness or affects your circulation, or have any wounds or infections.
Note: Using alcohol or drugs while in a hot tub can exacerbate issues of overheating, dehydration, and fainting while also increasing heart rates and respiration levels.

- In case of an emergency in the spa, please shut off the unit using the emergency shut-off switch located near the spa.

- For your safety do not sit, stand, or lay on the spa cover.

WINTER/WEATHER/ROADS
Snow is a desirable feature of the Big Bear mountains; however, it can cause travel delays, power outages, and more. Please plan accordingly as weather conditions can change rapidly and we do not provide refunds due to inclement weather unless all routes to and from Big Bear are closed.

It is required by law to carry chains in your vehicle while traveling in the mountains from November to April, even if you have a 4x4 or there is no snow on the ground. We do not assist with acquiring or putting on chains.

We provide a snowplow if there is 4 inches or more of accumulated snow prior to your arrival. We will clear a minimum of 1 parking space, a path to the entrance, and a path to any outdoor amenities. The entire yard, patio and/or deck space may not be accessible during winter. Snow is a desirable feature and we do not provide refunds for its accumulation. Additional snowplows for the driveway are subject to limited availability.

Each cabin will have a snow shovel for your use. Please use it carefully as misuse can cause it to become damaged. If we need to replace a snow shovel, it is a $50.00 charge. If there is no snow shovel upon arrival, or it is already damaged, you must inform us right away.

ICE: Ice can accumulate anywhere outside the cabin at any time. Please exercise caution when walking to and from the cabin or around the property, especially when it is near or below freezing. Ice melt is applied during cleaning and snow removal prior to guest arrival and provided on a case-by-case basis as needed. We cannot make any guarantee that the property will be completely free from ice due to how quickly it can accumulate. Please always exercise caution.

We are not a tow truck service provider and cannot assist you if you become stuck in the driveway, nor can we provide taxi services if you get stuck around town.

Please note: Big Bear usually has no Uber, Lyft, taxis, or other rideshare services. It is your responsibility to plan accordingly for the environment you are visiting. (Mountain Transit provides Fixed Route, Off-the-Mountain (OTM), and Dial-a-Ride service throughout the rural San Bernardino Mountain communities of the Big Bear Valley, Crestline, Lake Arrowhead, and Running Springs.)

CHECK OUT
You do not need to return to the check-in office.

- Please wash all dishes/BBQ tools or load them into the dishwasher (if equipped). You do not have to put them away. Extensive dirty dishes left behind can incur an extra $50.00 cleaning fee.

- Please take all food and beverages or leftover items from the fridge.

- Be sure to adequately pick up after yourself. The standard cleaning fee does not include excessive trash pickup, cleanup after small celebrations, disposal of leftover food items, or yard cleanup. If you need additional trash bags, please let us know and we will have them dropped off. Extensive cleaning may incur an extra cleaning fee of up to $250.00 or more depending on the severity.

- Make sure the grill is completely turned off and return the cover. If the grill is left dirty, there may be an extra cleaning charge.

- Make sure the spa is covered. Do not turn the spa off as it is set to run on a schedule to prevent the pipes from freezing. Leaving the spa uncovered can cause excessive heating or accumulation of debris which may lead to costly damage. A dump and fill fee or excessive heating fee of $150.00 can be applied.

- If equipped with a home thermostat, please set it to 55 degrees upon departure. Do not turn off.

- If instructed to do so, please turn off the water valve during winter to prevent pipes from freezing.

- Make sure fireplace is completely out in and any ashes placed in the ash can. If it is a gas fireplace, make sure the gas is completely off and the key is returned to where you found it. Failure to adequately clean up after fireplace use may incur an extra cleaning fee of $50.00.

- Do not make beds. Please leave any used beds as is. You may gather used towels in one location.

- Lock all windows and doors upon departure. If the cabin has a smart lock, please be sure the door is locked upon departure. If the cabin has a key, please be sure it is placed back in the lockbox.

- Double-check for any personal belongings. The host is not responsible for lost or forgotten items. If you left any items and need us to ship them back, a search fee of $25.00 + shipping cost may be incurred.

- Be sure to take all trash with you to one of the public trash sites. Leftover trash (including any trash left in bins on the property) will result in a $25.00 fee per bag. We do not have curbside service for trash bins. Guests are not to use any bins at the property as animals will get into them.

REPAIRS, SERVICE CALLS, AND REFUNDS
The Big Bear Lake area is an older community that frequently experiences road closures, power outages, and internet outages among other things. Unlike hotel lodging, homes and cabins can experience a variety of issues at any time and therefore we cannot guarantee that equipment/amenity breakdowns at the cabin will not occur. In the event of a breakdown or need for a service call, you must report it right away and we will make every effort to remedy the situation in a timely manner. While we make every effort to ensure all equipment and amenities are in working order prior to your arrival, the temporary breakdown of any item does not constitute a breach of rental contract, nor does it give the guest the unequivocal right to a discount or refund. Any discount or refund is considered on a case-by-case basis.
