Enjoy three stories of lake views, featuring 5 bedrooms and 6 bathrooms. Two common areas provide entertainment for everyone, including a pool table, arcade games, shuffleboard, and a bar area. Several non-motorized water vessels are available for seasonal use only. The property also features 4 large decks, a 2-car garage for guest use, and a large chef's kitchen for all your cooking needs.Please note that stairs are unavoidable in this home.One dog is allowed with a $200 pet fee. This fee is non-refundable and does not cover damage or negligence caused by bringing a pet. Extra charges will apply for damage or additional cleaning required.Bedroom 1 (Primary 1, Entry Level): King-size bed, queen-size futon, two nightstands, 30" Roku TV, ceiling fan, and closet. Elliptical use is at your own risk. Access to the entry patio. Double-sided gas fireplace leading into the ensuite bathroom, which features a jetted tub with lake views, shower, and two vanities.Bedroom 2 (Entry Level): Queen-size bed, sitting bench, side tables, dresser, and Smart TV to access your streaming subscriptions. Direct access to its own deck overlooking Boulder Bay Park and the lake, with 2 sunbathing chairs. Access to a private bathroom with a shower and single vanity.Bedroom 3 (Lower Level): Queen bed, nightstands, two twin futon mats, dresser, and closet. Private bathroom with a shower and single vanity.Bedroom 4 (Primary 2, Upper Level): King bed, nightstands, dresser, chair, 55" TV with Blu-ray player (bring your own discs), gas fireplace, ceiling fan, direct access to the upper front deck, and a private balcony. Ensuite bathroom with dual vanities, jetted tub, and shower.Bedroom 5/Office (Upper Level): Full-over-full bunk bed and desk with dual monitors. Please bring your own computer and cables to connect.We provide shampoo, conditioner, body wash, cotton rounds, Q-tips, and floss picks. We also provide 1 hand towel and 2 washcloths per bathroom. Sixteen bath towels and 16 spa towels are provided. These are not for lake use, so please bring extra towels for the lake. A minimum of 2 rolls of toilet paper is provided per bathroom. More may be left depending on the number of guests and duration of stay. If you use large amounts of toilet paper, please bring extra.Bathroom 1 (Entry Level): Jetted tub with a double-sided gas fireplace and views of the lake, shower, and dual vanity. There is also a large couch, bar-height table with chairs for 2, and a large 55" Roku TV for streaming your accounts. Direct access to the lower deck with lake views, the spa, and lake access.KitchenLocated on the upper level, the large chef's kitchen features an open floor plan with visibility into the dining area and second living area. Countertop seating is available for 6.The kitchen includes a full-size refrigerator with ice and filtered water, a 6-burner gas stove with double oven, and a full-size dishwasher. Some seasonings are provided to help you create wonderful meals. If you prefer takeout, no worries! The kitchen is fully stocked with utensils, dishware, cookware, and bakeware. There is also direct access to the upper back deck.A starter pack of paper towels, trash bags, dish soap, coffee grounds, Keurig pods, and sugar is provided.Coffee Setup: 12-cup drip coffee maker and Keurig.Dining: Located within view of the kitchen, with a large dining table featuring 6 chairs and two benches. Additional seating is available at the kitchen counter or gaming table in the living area.Living Room: Large sofa, coffee table, side tables, gas fireplace, various games, and gaming table with chairs for 4. A 65" Smart TV with basic cable and Apple TV is provided. Direct access to the front deck.Fireplaces: The home has several gas fireplaces. Do not burn wood in them. No outdoor wood fires are allowed due to the high fire risk in the area.Laundry Area (Entry Level): Full-size HE washer and dryer located near the garage, along with a vacuum if needed.Outdoor DecksThe home has a total of 6 deck areas for your enjoyment.Deck 1: Entry-level access from the front of the home and Bedroom 1.Deck 2: Entry-level access exclusively from Bedroom 2.Deck 3: Lower-level access from the game room, with access to the spa and lake. Views of Boulder Bay Park and the lake. There is a patio between the deck and lake with a propane fire pit and chairs. Propane tanks are replaced once a week. If the tank runs out during your stay, please swap it. We reimburse tank swaps with a photo of the itemized receipt.Deck 4: Upper-level access from the kitchen. Features a natural gas grill, ice chest, and patio furniture.Deck 5: Upper level at the front of the home. Access from Bedroom 4 and the main living room.Deck/Balcony 6: Upper-level access from Primary Bedroom 2.DockThe home has a dock that can be made available upon request. Keep in mind that the owner keeps their boat and jet skis at the dock, which are not available for guest use. Boats, jet skis, or additional non-motorized vessels can be rented through various marinas.The home's kayak and SUP are available seasonally, typically from May through September, and are generally unavailable from October through April due to temperatures and safety concerns.We do not guarantee water levels. The beach is publicly accessible; however, most visitors are residents of the peninsula. If water levels are low, there may be people from the Boulder Bay Park area wandering to the other side.Parking: The property is permitted for 5 vehicles. Parking is allowed in the driveway and garage only. You will most likely need AWD/4x4 and/or chains during the winter months due to a slight decline in the street leading to the home. Parking is not permitted on the street or in other driveways.Heating: Central heating throughout the home. Please note that, like most homes in Big Bear, this home does not have air conditioning. If you have any other questions, please reach out!Guest AccessThere are six areas you will not have access to: a portion of the closet in Bedroom 1, the pantry area in the kitchen, 2 closets and the full-size refrigerator in the game room, cabinets/storage in the garage, and some cabinets in the laundry room. These areas are locked. Don't worry, you're not missing much. The owners and cleaners keep personal belongings or supplies in them.Otherwise, the property is yours to enjoy during your reservation.Other Things to NoteReminder: This is the mountains. We do our best to control what we can. We spray and leave bait for pests, do our best to prevent rodents, and remove weeds throughout the year. Most of our homes have sap-producing trees.Ants: Ants are unavoidable. The home is maintained by Terminix, but this does not fully prevent them. Please do your part by wiping countertops and making sure food is put away rather than left on counters. We provide spray under the kitchen sink for use between Terminix treatments.City of Big Bear Lake Good Neighbor PolicyThe City of Big Bear Lake Good Neighbor Policy must always be respected. Please review the city rules. These rules are provided by the city, and some may not apply to this property.Occupancy: Maximum occupancy is 16 guests, including children and infants, with a maximum of 12 adults. Do not exceed the stated occupancy at any time during your stay.No Parties Allowed.Parking: No parking on the street or in the yard. Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. A maximum of 5 vehicles is permitted.Noise: Amplified music is not permitted to be heard beyond the property line at any time. Close your windows to prevent music from carrying beyond the property line.Quiet Hours: Please head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. to 7:00 a.m.Pets: Take your dog with you so they do not disturb surrounding neighbors. Big Bear Lake is very dog-friendly! This home allows one dog with prior approval and a pet fee.Trash: Please use the trash bins located in the garage and take all trash from the home to these bins upon checkout.ConsequencesUnfortunately, a few guests refuse to extend common courtesy and neighborly behavior toward surrounding guests and residents. For guests who come to party and disrupt the peace and tranquility of the neighborhood, there are costly and severe consequences.Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder.
