Stairs are unavoidable in this home. No pets allowed. Service animals will be required to have updated records and be noted upon booking.The Home – 1,168 square feet of renovated mountain living. This is a reverse floor plan. Living space is on the main entrance level, with sleeping spaces on the lower level. Two bedrooms, two full bathrooms, one on each floor. Large deck areas with views of the lake.Bedroom 1 (Primary, Lower Level) – King bed, side tables, smart TV, dresser, closet, and access to Jack-and-Jill bathroom.Bedroom 2 – Twin-over-queen bunk bed, side table, and closet with drawers. Small smart TV and Pac-Man table gaming unit for your entertainment.We provide shampoo, conditioner, body wash, cotton rounds, Q-tips, and floss picks. We provide limited hand towels and washcloths. 6 bath towels are provided. (Not for lake use; please bring extra for the lake.)Bathroom 1 (Main, Upper Level) – Beautifully renovated. Tiled shower & single sink.Bathroom 2 (Lower Level) – Shower/tub combo, dual vanity. Jack-and-Jill bathroom shared by both bedrooms. Laundry units are in the closet.Kitchen – Open concept with visibility into the dining and living areas. Bar seating for 3 viewing the living room. Bar seating for 2 viewing the back deck/lake. Full-sized fridge, gas stove, and dishwasher to help you create wonderful meals. If you prefer takeout, no worries! Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels and trash bags are provided, along with dish soap, a new sponge, coffee grounds, and sugar.Coffee Setup – Keurig & 12-cup drip machine.Dining – Located in view of the kitchen, with bar-height seating for 4. Additional seating at the bar top.Living Room 1 – Located in view of the kitchen. Large sofa & loveseat, gas fireplace, coffee table, ceiling fan, smart TV, dining table, and access to the back sitting patio.Fireplace – Gas only, located in the living room.Laundry Area (Lower Level) – Full-sized washer and dryer located in Bathroom 2. Laundry pods/soap are provided.Upper Back Deck – Access through the living room. Gorgeous lake views. Dining table for 4, propane grill, propane fire pit, and seating.Grill – Propane only. We replace the tanks once a week. If the tank needs to be swapped, we reimburse with a copy of the receipt.Lower Back Deck – Access on the lower floor into the landing between bedrooms. 2 rocking chairs & Adirondack chairs.Front Deck – Entrance area. Views of the quiet neighborhood.Hot Tub – Newly added (11/2025); pictures coming soon. Please keep in mind that, as a rental, the chemicals will be higher than those of a personal home spa. For longer stays, we will schedule spa maintenance once a week. Spa hours are set for 7 a.m.–10 p.m. only. This is a city rule for rentals. The spa is maintained after each reservation.Parking – Per our license, only 2 vehicles are allowed (including trailers and motorcycles). You may need AWD or 4x4 in winter months due to this being a high-snow area of town, the slight incline of the driveway/parking pad, and little hills around the area.Pets – NO PETS ALLOWED. Service animals MUST be disclosed upon booking. Proper credentials and full information about the animal will be required. We cannot allow felines or any other type of animal.Children – A child safety gate is on site for the stairs. We provide a Pack ’n Play. Please bring your own bedding. The decking area is fully gated at the entrance.Heating – Home has central heating.Cooling – There is a mini-split unit that can heat and cool the home. It is located on the upper level of the home. Fans are provided.Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. These are the owner's storage cabinets.Other Things to NotePlease note in winter months: The roads are plowed regularly, but you will most likely need a 4x4 vehicle and chains. We are not responsible for any weather-related travel issues.There are two cameras on the property. They view the driveway and door.Violation of the restrictions will result in eviction without a refund.Our strict cancellation policy is still in effect. Any cancellations requesting a full refund will need to provide proper documentation to the hosting site. We will NOT cancel your reservation for you.All requests to change dates must be made a minimum of 14 days before your stay. Prices may change due to a change of date.If you instant book, you assume responsibility for ensuring that all restrictions will be followed. We will not be responsible for any eviction, fine, or inconvenience due to disregarding the restrictions placed for Big Bear Lake and Big Bear City.City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules.Do not exceed the occupancy limit (6, including children & infants).Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.NO PARTIES ALLOWED.No parking in the street or yard.Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is stated on the exterior sign. (2 vehicles)No amplified music 24/7.Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.Head inside at 10:00 p.m.Noisy outdoor activities are prohibited from 10:00 p.m.–7:00 a.m.Take trash to dumpster locations.Trash needs to be taken to a local dumpsite. Clean Bear locations: 4190 Garstin Drive & 39690 Big Bear Blvd.ConsequencesUnfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences.FinesThe minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1,000 per violation.EvictionUnruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder.
