Sleeping Arrangements

Guest Access

Guests have access to nearly the entire property, with the exception of two locked closets reserved for private use. Otherwise, the property is yours to enjoy throughout your stay.

Occupancy & Parking

The maximum occupancy is 13 guests, regardless of age, with parking limited to four vehicles. These limits are established and enforced by the city. Exceeding the permitted occupancy or vehicle limits may result in eviction without a refund.

House Rules & Important Information

During the winter months (October–April), guests should carry chains and may need a 4WD or AWD vehicle depending on conditions.
Maximum of two dogs, subject to a non-refundable pet fee.
Please do not take bath or spa towels to the lake.
No smoking inside the property.
No parties.
No street parking.
Observe Big Bear quiet hours after 10:00 PM.
Bright exterior lights must be turned off after 10:00 PM.
Outdoor music must not be audible from the property line.
Spa hours are from 7:00 AM to 10:00 PM.

Check-Out Instructions

Before departure, please:

Load used dishes into the dishwasher and start the cycle.
Remove trash, cigarette butts, and pet waste from the yard.
Leave used beds unmade.
Place used towels together in the bathroom.
Close all windows and doors.
Turn off the lights.
Lock the property.
Do not turn off the heater during the winter months.
Make sure all trash fits completely inside the provided bins. If the lids cannot close, guests are responsible for taking excess trash to an appropriate drop-off location.

Check-In & Keypad Access

Online check-in and identification are required in accordance with the City of Big Bear's licensing requirements. The keypad code will be provided on the day of check-in once the home is ready or by 4:00 PM, whichever comes first.

Dogs

A maximum of two trained dogs is permitted with a non-refundable pet fee. No other types of animals are allowed, except as required by applicable law. Guests traveling with a service animal should notify the host when booking.

The pet fee does not cover property damage or additional cleaning required due to negligence.

Cleaning Fee

The cleaning fee is non-negotiable and covers clean linens, bathroom and kitchen cleaning, floors, basic spa chemical balancing, and routine care of the home. It does not cover excessive messes, abandoned trash, or dirty dishes left behind. Deeper cleaning is performed periodically throughout the year.

Early Check-In

Early check-in cannot be guaranteed. The keypad code will be sent once the home is ready or at 4:00 PM, whichever comes first. Guests should not arrive at the property before receiving the code, as this may interfere with the cleaning team's preparation.

Late Check-Out

Late check-out cannot be guaranteed and depends entirely on the cleaning team's schedule. Approval is provided, when possible, the night before departure.

Guests who require a guaranteed later departure should book an additional night. Additional charges may apply if guests delay the cleaning team by failing to vacate the entire property by the agreed check-out time.

Snow Removal

A snowplow service is available during winter. Plowing typically takes place following storms with approximately four or more inches of snowfall and is subject to the service provider's route and schedule.

Every effort is made to shovel the home's entrance, but decks are not guaranteed to be cleared. A shovel and a small supply of salt are provided for guest convenience.

Security Cameras

The property has two exterior security cameras that remain active at all times. They monitor access points and may be periodically reviewed to help ensure compliance with occupancy and vehicle limits.

Weather, Road Conditions & Equipment

Refunds are not provided for cancellations or interruptions caused by weather, road conditions, natural events, mechanical or electrical failures, equipment malfunctions, or sightings of insects, rodents, or other wildlife, as these circumstances may be beyond the homeowner's control.

Rescheduling may be permitted if all roads into the area have been closed for at least 24 hours.

Snow chains are frequently required during winter and should always be carried when traveling to Big Bear. Guests who are uncomfortable traveling in winter conditions are encouraged to consider appropriate travel insurance.
