Designed like a duplex, each side of the house is symmetrical in layout creating two complimentary suites (a primary suite and a guest suite) providing plenty of space for 2 couples or the whole family.

SLEEPING:
The primary suite features a King sized bed, en-suite full bathroom with a soaking tub, projector, Apple TV, and signature swing set.

The guest suite includes an open kitchenette, living/dining space with a Queen sized pull-out sofa couch (includes extra cushion & bedding) and a second full bathroom with a rain shower.

OUTDOORS:
Reconnect with your inner child by jumping the day away on the trampoline and enjoy a rousing game of bocce ball. Then head off to our hidden secret garden escape to relax in the shade or study at the vintage school desk. With a cowboy pool* for cooling off and a hot tub for warming up, you can stimulate your senses and relax any time of year. 

Everywhere you turn, you’ll discover something new. Start with the Desert-saurus rex (he rarely bites) and then mosey on over to the 1970 Fiat Spider. Though it was once a very fast sports car, its current fabulous driver prefers the motto of the desert - “If you’re moving dust, you’re going too fast.”

Cozy up by the fire pit while the sun sets behind the mountain range. Watch the space turn inside out, while our outdoor solar lights accent hidden gems around the property. At night, a comfy, stable oversized hammock makes the perfect vantage point to curl up and watch meteor showers while dramatic LED lighting makes the house appear cosmic - perfect for phoning home.

You’ll find stand-out pieces and decor with playful humor throughout the property including a rug with a cat flipping you off, a lost dollhouse in a treasure chest, and a private shed in the corner mooning Pioneertown with its butt cheeks to the sky.

The open kitchenette packs a punch of luxury convenience into a small, sleek space along with thoughtful storage for a clean, modern appeal. An electric cooktop stove, oven, Nutribullet, Nespresso machine, pour over coffee, toaster, stainless steel fridge, BBQ just steps outside of the kitchen door and a sleek pony wall means you’re never far from the action no matter if you’re preparing for a family dinner at our 4-person dining table or a romantic morning with breakfast in bed.

BEDROOM:
The layout of the home is a symmetrical design with a divider wall in between the primary bedroom & the living space, which we consider as the “second bedroom.”

FAMILY:
We are family friendly! But no infants are allowed. Children 2 years old and above must be included as part of the total guest count. Please note that the house is NOT childproof (ie no outlet protectors, no gate to cowboy pool, etc). Please see our House Rules for more information.

EXTRA GUESTS:
Guest count must be the same as on the reservation. Keep in mind there is an added $50/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 2nd to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10 pm. Children are considered as part of the total guest count.

POOL/SPA SERVICE:
Our pool and spa technician will be arriving Wednesday early afternoon between 2pm-5pm to service the pool/spa. Thank you!

EV CHARGER: We have a standard EV charger available for your complimentary use! Please bring your own charging cord and adapter.


PETS:
Dogs are accepted on a case by case basis and dog owners must agree to our pet rules before we can approve. Please send us the breed and age for consideration. We will request a $75 cleaning & companion fee per pet. Please see our House Rules for more information.

RESPECT:
PLEASE BE RESPECTFUL OF OUR NEIGHBORS! Follow our Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.

HOT TUB:
Our 4-person hot tub is set to 104 degrees.

*COWBOY POOL:
Our cowboy pool is filled and maintained for your enjoyment May-October. There is an outdoor shower with water temperature controls installed above it that you may use.

RECEPTION:
Pioneertown is known to have spotty cell service. We have 55mbps download speed, which is great for wifi-calling or zoom calls should you not have reception at the house. Most cell service providers will have reception here. If this is a concern to you, we recommend you check your cell provider's coverage map and look up the heart of Pioneertown.

AC/HEATING:
We have a split AC/heater unit in each suite.

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage.

WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of Quail, coyotes, rare Albino lizards, insects, snakes, squirrels and the endangered kangaroo mice.

NO SMOKING:
No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors and at least 15 feet away from any open exterior doors. There will be a $250 charge for anyone not honoring this guideline.

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.

CHECK-IN / CHECK-OUT:
Saturday check-ins and check-outs are not allowed. We may grant an exception to this for last-minute reservations.

LACK OF CELLULAR COVERAGE:
You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world.

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.

[Priority]
DEPOSIT OR WAIVER: Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must submit a deposit or waiver through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable deposit (minus a processing fee) or a non-refundable damage waiver. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process. Check-in information will be provided after verification is complete. Guests who book may also be required to agree to our House Rules or Terms & Conditions.

CHECK-IN FORM: Prior to receiving check-in instructions, guests will be required to complete a Check-in Form with our standard Rental Agreement terms and conditions, which reflects our House Rules. For verification purposes, a copy of your photo ID will be requested and must match the name of the credit card on file. For a seamless check-in, please make sure all your payments are completed before check-in.

[General]
1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. This is a strict rule with the county. Failure to follow this rule will result in immediate cancellation without refund. Please note we have an added $50/night Extra Guest Fee (plus tax) for each guest over the 2nd that is already incorporated into the price when selecting total guest count.

2. NO EARLY CHECK-IN OR LATE CHECK-OUT. Check-in is 4pm to 9pm. Check-out is by 11am. Unfortunately, we aren’t able to accommodate any early check-in or late check-out requests due to the enhanced cleaning regimen required to properly clean and sanitize the home according to CDC protocols for your health and safety. Saturday check-ins and check-outs are not allowed. We may grant an exception to this for last-minute reservations.

3. DOGS ARE ACCEPTED ON A CASE BY CASE BASIS. Please send us the breed and age for consideration. Dogs must be over 2 years old. We will ask you to agree to pet rules before booking and will request a $75 cleaning & companion fee per dog. This is strictly monitored at check-in. Guests will be asked to leave without refund if they do not get approval before bringing a pet.

4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any open exterior doors. There will be a $250 charge for anyone not honoring this guideline.

5. Please be respectful of our neighbors! Follow the county’s Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.

6. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law.

7. No special events such as parties or weddings are allowed without prior written approval.

8. Guests shall allow access to property management vendors or workers during their stay for landscaping, pool/hot tub maintenance, trash removal, any necessary repairs and inspection of premises.

9. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout.

10. No glass is allowed near the cowboy pool and hot tub area. All food and drinks must be served in plastic containers and dishes.

11. HOT TUB & POOL: There is no lifeguard on duty. You swim at your own risk. People can drown or be severely injured by improper use of the hot tub or pool. Guests agree to assume full responsibility of themselves and their guests or invitees and hold the hosts, homeowners, agents, property managers, and any successors harmless of any and all liabilities or claims for their use of the hot tub and pool. Guests must follow safe practices and rules including:

- No diving
- No intoxicated persons may use hot tub or pool
- No use of hot tub or pool alone
- Shower or rinse feet before entering pool or hot tub
- NO DRINKS in hot tub

If you spill anything in the hot tub or if there is any substance that requires us to drain the hot tub, this will incur a $200 surcharge to cover labor, water to refill, electricity to reheat, and spa specialist for ph balancing.

12. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own.

13. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

14. Reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook under our cancellation policy. There will be no refunds issued less than 14 days from check-in.

15. Children 2 years old and above must be included as part of the total guest count. Home is not childproof (ie. Open pool, no outlet protectors, small objects within reach, etc). Safety is our number one priority. You must assume full responsibility for the safety of any children.

16. Only maximum of 4 cars are allowed to park on the property at any given time.

17. You must acknowledge there is surveillance recording on the property - ring cameras at corner of the house facing driveway entrance and surroundings of property. There are no recording devices that face the private lounge space including hot tub and fire pit.

18. Please be respectful of the space. There is unique, vintage furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

19. NO music playing from speakers or amplifiers allowed outdoors at any time. We are in a quiet neighborhood where sound travels easily. Please respect the peace and serenity of the desert community and do not play any outdoor music. Outdoor music from your cell phones or laptops is allowed. If you use our karaoke system, please be sure all of the doors are closed.

20. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

21. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.

22. Do not leave spa on after 2am - it will overheat the system!

23. Please keep spa cover closed while heating and not in use.

24. Do not set the split heating/AC units over 75 degrees or under 68 degrees - it can freeze or overheat the units.

25. A late checkout fee of $50 will be applied for every 30 minutes past standard checkout time of 11am. This fee is charged by the cleaners since they only have a small window to clean the home with their team and puts more pressure on them to finish in time. Thank you for understanding.


Also add that the guest contact number of their profile is good to be a 24/7 point of contact for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within an hour of our initial call to receive notice of any violation - per county ordinance. Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county.) If guests would prefer or need to provide an alternate number, they must do so upon booking.

Any violation of local or county laws that result in any fines will be the sole responsibility of the guest.
Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought it.
