Backyard:
- Hot tub, pergola with retractible shade covering, propane fire pit, chairs, benches, horse shoes, ring toss games, cornhole, 6 ft tall fence. ** In winter the chairs and bench cushions are stored but the Bench will remain outside unless buried in snow!

ACCESS
The entire home and property is yours to enjoy. The backyard is fully fenced in. This is a quiet road where the home has a nice big driveway with parking right outside the front door.

NEIGHBORHOOD
Upper Moonridge is sought after in the area for having views, being quiet and this home has a rare flat driveway and yard!

NOTES
The downstairs floors are concrete. We do have rugs but we wanted to mention it for anyone coming with kids as they are hard.

You can also control the heat to your liking!
Some places lock the thermostat but it is yours to heat as you would like. Enjoy!

ADDITIONAL RULES
GENERAL RULES:
- No parties, events, or occupancy over 6 people.
- You must be 21 and over to book this property. Your reservation can be canceled if you are under the age of 21 and/or have negative reviews from other hosts.
- Treat our home as you would your own. Furniture should not be moved around. There will be an additional cleaning fee for any stains on linens or sofas. Please address any spills quickly to avoid extra fees.
A fee will be applied for late check out of $75 if you do not check out at the time listed.

This is a pet friendly home

SPA RULES: Hot Tub and noise hours: 9:00am-10:00pm. (County rules.)
Making noise and usage of the hot tub outside of these specified hours can result in fines and eviction from Code Enforcement.

1) No street parking - there is plenty of room in both driveways.
2) Wash, dry, put away all dishes/appliances that are used.
3) Please keep all game pieces together and put back in their correct boxes.
4) Lock all doors to the home while you're away & when checking out.
5) No fires outside please (besides the already provided propane fire place.)
6) No underage drinking. No smoking of any kind on premises - we are in a high fire zone!!
7) No drugs or illegal acts on the premises.
8) Be safe but HAVE FUN!

Pets:
1) We love for you to have your pets with you but please clean up after them.
2) Make sure they are not constantly barking for noise compliance.
3) Please keep them off of furniture (indoor & outdoor) out of respect for future guests.
4) Please keep in mind there are coyotes, bears and other wildlife that could be a danger to pets or small children. Do not leave pets unattended outside - especially early morning and evening.

Hot tub:
1) Please use hot tub at your own risk.
2) No alcohol consumption in the hot tub.
3) Do not take any glasses into the hot tub.
4) No children under the age of 5 allowed in the hot tub and/or people who cannot swim.
5) Anyone with health risks should not enter the hot tub without consulting their primary physician.
6) Once you're done, please put cover back on and clip it in.

- We reserve the right to charge you for damages up to the amount of $500 if anything is missing/broken from the property.
- An additional charge may occur for late checkout.

- There are 3 Ring Cams on the property for security.
#1 is on the front of the house with view of the road.
#2 is on the garage with view of the driveway/entrance to the home.
#3 is on the back of the house with view of the backyard/hot tub.

THE FOLLOWING RULES ARE SET BY THE SAN BERNARDINO COUNTY:

PARKING
All short-term renters must park on the rental property. No street parking is allowed. The number of approved spaces for your rental can be found on the information posted outside the unit.

NOISE
We know you have good taste in music, but your neighbors might not. So turn down the volume and keep all noise to a minimum. Guests are advised to adhere to quiet hours between 10 p.m. and 7 a.m.

PETS
Pets are required to be leashed or kept in an enclosed area on the property at all times. Dogs are required to be licensed. Barking or other animal noise may result in noise complaints.

TRASH
Please place all trash in approved containers. Ensure containers are closed to keep animals out. Do not place trash bags or other uncontained trash anywhere on the property.

OCCUPANCY
Exceeding the occupancy limit could result in expulsion from the rental, fines, or both. The approved number of people allowed in the unit can be found on the information posted inside the unit.

PROHIBITED USES
Short-term rentals may not be used for commercial purposes, such as filming, corporate retreats, conferences, or wedding receptions.

COMPLAINTS
The County operates a 24-hour hotline where residents can report short-term rental violations. All complaints are investigated and can result in a $1,000 citation.

REGISTRATION/CHECK-IN
You should receive a complete copy of the rental unit rules and regulations from the owner as well as information about penalties for violations. If you do not, please request this information. Review it closely to ensure you understand your responsibilities while renting the property.
