Cook up a hearty breakfast to start your day in the fully stocked kitchen and gather at the wraparound breakfast nook to discuss your plans - dig for topaz, explore the historic storefronts of Main Street, feast upon a schnitzel or sauerbraten while taking in the German-Texas heritage, or tour the more than 100 wineries that earned the area USA Today’s distinction as one of the top 10 wine regions in the US! There’s something for all the cowboys (and girls!)

Everything is bigger in Texas and the property is no exception. Featuring a kitchenette with polished marble countertops and a vintage-style minifridge, you might have a showdown at the OK Corral over who gets to call it their ranch. No bull!

OUTDOORS:
Move over to the comfortable corner sofa to relax and watch a movie or STEER (get it?) yourselves out to the huge backyard to share stories around the firepit or go doubles for a shucker in cornhole. Don’t forget to let loose and take a ride on the tire swing… Yeehaw!

Need a break from the herd? Have a moment on the charming front porch with a view of the meadows before you try your hand at authentic Texas BBQ and grill up a good filet or ribeye.

SLEEPING:
Each bedroom in the main house is located down the corridor, allowing for the early sleepers to rest while the rest of the group convenes in the common area.

Primary Bedroom — Queen-size bed with en-suite bathroom.

Middle Bedroom — Queen-size bed.

Back Bedroom — Queen size bed.

Studio Guest House — Queen size bed with Smart TV, kitchenette, and full bath.

FEATURES:
This is a Smart Home equipped with e-locks for self check-in, 2 Smart TV's, and hi-speed wifi. Our fully stocked kitchen includes condiments, spices, and all of your cooking & travel necessities. We provide a high quality brand of Ginger Lily shampoo, conditioner, and body wash in each shower.

FAMILY & PETS
We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. Dogs are accepted on a case by case basis and dog owners must agree to our pet rules before we can approve. Please send us the breed and age for consideration. We will request a $75 cleaning & companion fee per pet. Please see our House Rules for more information.

*TIRE SWING:
Recommended weight for the tire swing is 100 pounds or less. Guests assume full liability and responsibility while using the tire swing.

**ENCLOSED YARD:
Please note that while our yard is enclosed, there are some small openings that smaller dogs can pass through. We always recommend to keep an eye on your pets and children at all times.

EXTRA GUESTS:
Guest count must be the same as on the reservation. Keep in mind there is an added $50/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 4th to cover extra cleaning and amenity usage. Any day guests (visitors) must be approved prior to arrival. Day guests must leave by 10pm. Children are considered as part of the total guest count.

PLEASE BE RESPECTFUL OF OUR NEIGHBORS! We are in a quiet, residential neighborhood. Follow the county's Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage.

WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay in the hill country including families of many bugs, insects, spiders, lizards, deer, mice, and more. For this reason we always ask guests to always keep doors closed.

NO SMOKING:
This is a non-smoking home. Any and all smoking should be kept outdoors. Do NOT throw cigarette butts on the grounds! There will be a $250 charge for anyone not honoring this guideline.

RESPECT:
There are strict county ordinances regarding excessive noise after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm. Sink into the sounds of country solitude and relaxing nights.

DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.

LACK OF CELLULAR COVERAGE:
You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world.

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.

1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. This is a strict rule with the county. Failure to follow this rule will result in immediate cancellation without refund. Please note we have an added $50/night Extra Guest Fee for each guest over the 4th that is already incorporated into the price when selecting total guest count.

2. NO EARLY CHECK-IN OR LATE CHECK-OUT. Check-in is 4pm until 11pm. Check-out is by 12pm. Unfortunately, we aren’t able to accommodate any early check-in or late check-out requests due to the enhanced cleaning regimen required to properly clean and sanitize the home according to CDC protocols for your health and safety.

3. DOGS ARE ACCEPTED ON A CASE BY CASE BASIS. We will ask you to agree to pet rules before approving and will request a $75 cleaning & companion fee per dog. This is strictly monitored at check-in.

4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.

5. Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund.

6. Keep doors closed AT ALL TIMES. There are many creatures in the hill country including many bugs, insects, spiders, lizards, deer, mice, and more. For this reason we always ask guests to always keep all doors closed.

7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law.

8. No special events such as parties or weddings are allowed without prior written approval.

9. Guests shall allow access to property management vendors or workers during their stay for landscaping, trash removal, any necessary repairs and inspection of premises.

10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 12pm on day of checkout.

11. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)

12. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

Guest contact number of their profile is good to be a 24/7 point of contact for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within thirty minutes of our initial call to receive notice of any violation - per county ordinance. Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county.) If guests would prefer or need to provide an alternate number, they must do so before checking in.

Any violation of local or county laws that result in any fines will be the sole responsibility of the guest.

13. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy.

14. You must acknowledge there is surveillance recording on the property - ring doorbell at front entrance. There are no recording devices that face the private, enclosed backyard or inside of the home.

15. Only a maximum of four cars are allowed to park in the driveway.

16. Please be respectful of the space. There is unique, vintage furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

18. Any violation of local or county laws that result in any fines will be the sole responsibility of the guest. Due to strict short-term rental ordinances in our city and county, the guest agrees that the contact phone number provided on their profile will be the 24/7 point of contact for any code enforcement violations with the city or county. We will call twice if we can’t get through the first time. The guest is required to respond within an hour of our initial call to receive notice of any violation – per city/county ordinance. If guests would prefer or need to provide an alternate number, they must do so upon booking.

19. Prior to receiving check-in instructions, guests will be required to complete a Check-in Form with our standard Rental Agreement terms and conditions, which reflects our House Rules. For verification purposes, a copy of your photo ID will be required and must match the name of the credit card on file. For a seamless check-in, please make sure all your payments are completed before check-in.

20. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.

Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
