Terms & Rental Agreement

Thank you for choosing us for your vacation destination! Please read through this contract carefully to ensure you agree with all terms and conditions.

This document confirms you agree to the terms and agreement between the host and the Guest (as defined herein) for short-term rental of the vacation rental property (defined herein).

Booking Information:
Check-In: Check-in time for your tent is 3:00 PM. If you are unable to check-in during before 8:00 PM the day of your reservation, please call to make arrangements.
Checkout: Checkout time is 11 a.m. on your departure day. Please make sure to remove all personal items and extinguish any fires.

General Policies:

Cancellation Policy: You may cancel up to 12 p.m. local time 30 days prior to arrival to receive a full refund. For cancellations made less than 30 days prior to arrival, we will charge the full payment. Early departures or no shows will still be charged at their full rate.
Company Cancellation due to Inclement Weather: In making a reservation with us, you acknowledge that we reserve the right to cancel your stay at any time, including once you are checked in, due to dangerous weather, or other conditions, solely at our discretion. In the unusual case of a cancellation due to inclement weather, the guest will be charged for no more than the first room night of their cancelled stay.
Group Events: Group events, weddings, receptions, parties and other events of any kind are not allowed without the advance written request to and written approval from management. Additional fees will be charged for approved events and will vary by instance. If the event is approved by us to occur at, in or near the Property, such approval does not and will not alter or modify Maximum Occupancy limit for the Property set out above.

Pet Policy: Although we are all Dog lovers, pets are not allowed on the property unless specifically approved by management for special circumstances.

Property Rules: No smoking of any kind inside any of the rooms or indoor common areas.

Quiet hours are from 10pm to 7am.

For your safety, please stay on all roads and trails and do not climb fences for any reason.

Fireworks are prohibited.

Firearms should be stored safely in your vehicles. They are not allowed on property.

The availability of shared amenities is not guaranteed. No refunds or adjustments will be given due to any condition, interruption of availability, or lack of availability of any Property shared amenity.
Parking: The maximum number of cars/vehicles allowed for your rental Property is 2. Parking is only allowed in the spaces/area designated for parking on the property. Except as otherwise expressly stated in the Property description, boats, trailers, campers, RVs, and/or tents are NOT ALLOWED or permitted at the property. Violation of Parking Rules may result in your vehicle(s) being towed at your expense.

Fireplaces, Fire Pits, Grills and Stoves: Guest agrees that all fireplaces, fire pits, grills and stoves will be fully extinguished before leaving the property at any time. All fireplaces, fire pits, grills and stoves should be maintained and never left unattended.

Housekeeping Services: In response to COVID-19, all precautions are being made to disinfect all surfaces and linens in between guests. We do not provide daily housekeeping services during your stay.
Extra towels, linens and other consumable items are available upon request.

Lost, Stolen or Damaged Property: Management is not responsible for loss, damage or claims to property of guests due to fire, theft, accident or any other cause. For maximum security we ask guests to lock valuables in their car.

Trash: Help us stay clean by depositing all garbage and recycling in the designated waste receptacles throughout the campground. We strongly suggest throwing all food waste in waste receptacles, so you do not attract animals to your tent.

Room Damages & Charges: Guests will be held responsible for theft and/or damage caused by misuse or negligence for the full amount of the damage or value of the item(s) including all associated fees, and this amount will be charged to the credit card on file.
We will always try to be transparent in our communication about damage to the rooms. Keep in mind that excessively soiled linens, carpets and furniture will be included as damages.

After-Hours Assistance/Security: In the event of an emergency or for after-hours assistance, we have a designated phone number that will go to the property host. If this is a medical emergency, please call 911 and be prepared to give the responder your tent name at the property.

Waiver: In making a reservation with us, you acknowledge that you have read the guest waiver and are aware that you are required to sign it before your booking will be confirmed.


USE OF THIRD PARTY SUPPLIERS

In order to offer the services related to this Site and fulfill reservations or orders users place on this Site, we may use third party suppliers. You acknowledge and agree that the carriers, hotels and other suppliers providing travel or other services for us may be independent contractors, and not agents or employees of our company. Your credit card statements for products or services purchased on this Site may refer to such third-party suppliers or their respective fulfillment vendors, rather than to us or the Property at which you may have booked a reservation.
You agree to the terms and conditions of purchase imposed by us and other suppliers of other travel services (air, land, or sea), which may include, but are not limited to, restrictions against back to back ticketing, hidden city ticketing and round trip for one-way ticketing. You also agree to pay all amounts, duties, taxes, and related charges arising out of

Your use of this Site and of the services provided herein when due, including additional taxes and fees that may not be included in the quoted fare. You agree to comply with all rules regarding the availability of fares, products or services, including penalty fees arising from the failure of the User to comply with said rules. You understand that any violation of any supplier’s conditions of purchase may result: in cancellation of Your reservation(s) or purchase(s); in Your being denied access to any flight(s), hotel(s), automobile(s), activities, or service; in Your forfeiting any monies paid for such reservation(s) or purchase(s); and in the company debiting Your account for any costs incured as a result of such violation. You also agree to allow us and other suppliers of other travel services to charge the credit card on file for the payment of penalties arising from the Your failure to comply with such rules. Such payment will be collected without additional notice. You agree that You are completely responsible for all charges, fees, duties, taxes, and assessments arising out of Your use of this Site.

YOU AGREE THAT WE ARE NOT LIABLE FOR THE ACTS, ERRORS, OMISSIONS, REPRESENTATIONS, WARRANTIES, BREACHES OR NEGLIGENCE OF ANY SUCH THIRD-PARTY SUPPLIERS OR FOR ANY PERSONAL INJURIES, DEATH, PROPERTY DAMAGE, OR OTHER DAMAGES OR EXPENSES RESULTING FROM THE USE OF SUCH SUPPLIERS. WE HAVE NO LIABILITY AND WILL NOT MAKE REFUNDS FOR ANY DELAY, CANCELLATION, OVERBOOKING OR OTHER CAUSES BEYOND OUR DIRECT CONTROL, AND WE HAVE NO RESPONSIBILITY FOR ANY ADDITIONAL EXPENSES RESULTING THEREFROM.

WE reserve the right to charge resort fees.
INDEMNIFICATION & ASSUMPTION OF RISK
IN CONSIDERATION OF MAKING A RESERVATION, ALL GUESTS EXPRESSLY ASSUME THE RISK OF HARM ARISING FROM THEIR USE AND STAY ON THE PREMISES OR OTHERS WHOM THEY INVITE TO USE THE PREMISES. GUEST(S) AGREE TO RELEASE, HOLD HARMLESS, FOREVER DISCHARGE AND INDEMNIFY THE COMPANY AND EACH AND EVERY OFFICER, AGENT, AND EMPLOYEE OF EACH ENTITY FROM ALL CLAIMS, CAUSES OF ACTION, OR DEMANDS OF EVERY KIND TO THE FULLEST EXTENT ALLOWED BY LAW FROM AND AGAINST ANY LIABILITY FOR PERSONAL INJURY, INCLUDING DEATH, OR PROPERTY DAMAGE SUSTAINED BY ANY PERSON INCLUDING ANY INVITEES OF THE GUEST(S).

GUEST(S) PROMISE TO REIMBURSE THE COMPANY FOR ALL DAMAGES TO THE PROPERTY CAUSED BY GUEST(S) OR THEIR INVITEE(S) AND SHALL BE RESPONSIBLE TO US FOR ATTORNEY'S FEES AND OTHER CAUSES NECESSARY TO COLLECT SUCH DAMAGES AS ALLOWED BY LAW. IF ANYTHING IS DAMAGED AT THE PROPERTY CAUSED BY MISUSE OR NEGLIGENCE OF THE GUEST(S) OR THEIR INVITEE(S) OR IS STOLEN, THE GUEST(S) SHALL BE RESPONSIBLE FOR THE FULL AMOUNT OF THE DAMAGE OR VALUE OF THE ITEM(S) STOLEN, AND THIS AMOUNT WILL BE CHARGED TO THE CREDIT CARD ON FILE.
