This is a classic beachfront cottage near the south end of Little Gasparilla Island that also offers a private dock. The island is only accessible by boat or our island water taxi. The private dock is right out the back door, and out front you have the beautiful Gulf of Mexico. This home is perfectly situated for maximum convenience and easy beach access! There are no stores or restaurants. Come enjoy the beautiful beach without the typical Florida crowds!
SPACE
Please note that Little Gasparilla Island is a barrier island accessible only by boat; we provide water taxi information when you book. You cannot drive your vehicle to the island; you park at the marina on the mainland where you catch the water taxi. There are no stores, bars or restaurants on Little Gasparilla which means it has retained much of its "old Florida" ambiance and pristine beauty. For years, Little Gasparilla was visited only by locals who would come on weekends to fish, go to the beach and enjoy the privacy, peace and quiet. Now, even though it has been discovered, the lack of commercial establishments means that the island appeals to those who want to get away from crowds, tourists, traffic and technology. And, if you would like to rent a golf cart to explore the island, we may be able to offer one, subject to availability.
The home has been in the same family for many years, and has been a much-loved family vacation spot for over 50 years. It is a budget-friendly ,no-frills beachfront cottage with expansive views of both the bay and canal and the beautiful Little Gasparilla Beach.
A word about our "budget-friendly" homes: These are our most economical rentals and the rental prices reflect the age of the home. We try to take care of maintenance issues immediately, but our remote location and saltwater environment make repairs not only frequent, but more difficult. We ask you to understand the nature of island living and bear with us if repairs are needed. To offset potential inconvenience, we offer a “go with the flow” discount, recognizing that our older homes often have more frequent maintenance issues that might require attention during your stay. Your quote reflects this discounted rate.
The home offers three bedrooms, each with a view of the canal. One bedroom has two twins, one has a queen and the third has a queen. The open kitchen and living area has new leather sofas, satellite TV, wi-fi and dramatic views of the beach. The kitchen is newly renovated, with stone countertops and new appliances. Dishes, pots and pans and cookware are included. A large island with seating offers even more space for friends and family to gather in this large, open living/dining area with its dramatic beach views. This home has a brand new full-size washer and dryer for added convenience. The upstairs bath has a tub and shower combination. Downstairs, a convenient open-air outdoor shower is located at the base of the stairs so you can rinse off after a day of fishing or swimming at the beach.
The beach is a short walk down a sandy pathway that meanders through the dunes and sea oats. At the end of the path, the view is breathtaking….Boca Grande to the south, and miles of beautiful, blue, turquoise water as far as you can see.
You need only bring your bathing suit and flip flops for a comfortable and casual beach vacation!
WiFi - Free satellite wi-fi. (Please be aware that all wi-fi on the island may not be as fast as the wi-fi you are used to on the mainland).
Pet Policy - pet-friendly with $100 non-refundable fee per pet. The following breeds may NOT be permitted due to insurance: Akita, American Bull Dog, Beaucerons, Caucasian Mountain Dog, Chow Chow, Doberman Pinchers, German Shepherds, Great Danes, Keeshounds, Pit Bull, Staffordshire Terriers, Presa Canarios or Rottweilers.
Vacation Rental Damage Protection - $59 fee for “all risk” damage protection through Waivo (listed as management fee in your quote).

NEIGHBORHOOD
LGI is only accessible by boat. The beach is only for use by residents and their guests. It is the perfect place to enjoy the gulf without a crowd!
TRANSIT
You will need to use the water taxi if you do not bring/rent a boat. You park at the marina. The water taxi will run at any time, but rates are increased for trips after 5 PM.
ADDITIONAL RULES
UNDERSTAND THIS HOME IS ON AN ISLAND WITH NO CAR ACCESS AND THAT I CANNOT CHECK IN WITHOUT RETURNING A SIGNED CONTRACT (PROVIDED BY LITTLE GASPARILLA VACATION RENTALS).
Pets permitted with advanced approval and a $100 pet fee (per pet). You must notify us if you are bringing a pet upon booking. The following breeds are NOT permitted: Akita, American Bull Dog, Beaucerons, Caucasian Mountain Dog, Chow Chow, Doberman Pinchers, German Shepherds, Great Danes, Keeshounds, Pit Bull, Staffordshire Terriers, Presa Canarios or Rottweilers.
Guests are not allowed to exceed stated occupancy limits of the home and ALL GUESTS (including children under 2) must be included in the total count of guests.
Each booking guest agrees to provide list of all occupants and other contact info, and agrees not to exceed the number of occupants listed on the booking request submitted.
Prior to departure, you are required to wash your dishes and launder any beach towels you have used. Laundry facilities are provided. No smoking anywhere inside the house.
No parties allowed; only the people in the reservation may be at the house without prior permission.
You will be required to sign our rental contract listing these terms.
At least two members of your group must be age 25 or older.
Neither the property owner nor the rental manager is responsible for any inability to occupy the premises due to acts of God, including but not limited to hurricane, windstorm, flood, or red tide. No refunds are issued for early departure or unused days. Any request to reschedule reservation dates is subject to approval of the property owner and, if approved, require the tenant to pay a $200 non-refundable rescheduling fee. The rescheduling credit has no cash value and no refunds will be issued if the tenant decides to cancel their rescheduled dates.
WaivoTM Security Deposit Waiver
If You have purchased a WaivoTM Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement.
I. AGREEMENT
A. On behalf of the management company, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property.
B. Waivo is hereby responsible for theft or damage to the vacation rental property as a result of Your acts or omissions up to $2,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.
C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement.
II. EXCLUSIONS
A. This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of god
2. Normal wear and tear
3. Theft without a valid police report
4. Loss of use of the vacation rental property
5. Rodent, termite, bed bug or other animal damage or infestation
6. Prior damage
B. This Waiver will not pay for damage or theft of property owned by You.
III. CONDITIONS
A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
B. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
C. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 3 days of Your departure from the vacation rental property.
D. Waivo will not respond to damage or theft under $50 US dollars. If the damage or theft exceeds $50 then Waivo will be responsible for the actual amount of the damage or theft as determined by Waivo up to $2,500, the waiver limit purchased by You.
E. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.
IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
Please don't take these rules to mean you are not welcome. To the contrary, they are how we help ensure that the beach house stays lovely and clean so all our guests can have the best vacation of their lives! Please note cleaning fees will be increased for stays of 14 nights or longer.
You must adhere to ordinances regarding turtle lighting restrictions. If you are staying in a beachfront home, outside lights must be turned off and inside lights must shielded by closing curtains or blinds. If you are in violation of this, don’t be surprised or offended if someone knocks on your door and reminds you to turn off your lights. Islanders take turtle preservation very seriously and violations will definitely affect your deposit.
All your trash must be removed from the island when you leave. Do not leave trash on the beach, in the roadways, under the house or in the bins UNLESS you have been notified that there is trash pickup. Trash should only be put out on the day it is picked up.
Disrespectful behavior will not be tolerated. This includes our environment and our wildlife as well as other visitors, workers and island residents. If you throw trash on the island, leave trash on the beach, disturb turtle nests, relocate gopher tortoises or otherwise harm animals on the island, are rude or verbally abusive to the concierge or water taxi drivers, chances are your deposit will be impacted or your stay will be shortened. Abuse of drugs or alcohol will not be tolerated, and large or loud parties are not allowed at any rental property. If a resident or owner or even another guest asks you to tone down your music, watch your language, avoid loud behavior or be more respectful, please try and respond politely. Please contact our guest services manager if you have issues with any other guests or owners on the island. She will follow up and we kindly request that you avoid any confrontations.
Little Gasparilla is a small, family-friendly island. This is not a resort, and the entire island is basically private property, with the exception of some of the major roadways. Even established roadways often cross private property. Owners in the past have been willing to overlook people using these roads, but if trespassing turns into malicious mischief, entire sections of the island may become inaccessible to guests.
