Welcome! The ultimate tiny house NZ escape, set on 12 acres of prime pasture and surrounded by the stunning Victoria River. A double-bay residence built by the owner for his family of 5, along with two affectionate Cocker Spaniels, a fluffy, large black cat, and a few chickens roaming around.

Ahipara and Mangonui are just a few of the nearby coastal areas you can visit, including Matai Bay, Tokerau Beach, and Coopers Beach.

The Space:
The Tiny House is located just south of the town of Kaitaia, North Island of New Zealand, near the base of the Aupouri Peninsula, about 160 km northwest of Whangarei. Situated next to a small area of farmland, surrounded by manuka and a few native ferns at the end of a row of mature poplar trees. Set on a modest metaled outdoor space atop a small rise overlooking the river and lower paddocks.

A comfortable 155 square-feet stay with accessible parking next to the stockyards, and a short stroll across the paddock will take you to your well-deserved retreat with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities. It has an eco-friendly cassette toilet with a removable waste-holding tank, hand basin, and shower (gas heated for hot showers) for your use.

IMPORTANT NOTE: Please let the host know if the cassette requires immediate attention or replacement. There may be friendly animals in the paddock you need to cross to reach the cabin. When the paddocks are firm, it's permissible to drive directly to the cabin across the paddock.

Guest Access:
NOTICE TO ALL GUESTS: Due to occasional bad weather, the river will swell and is unsafe for swimming.

Guests will have access to the tiny house, the paddocks, and two swimming holes, except for the land host's private residence, unless otherwise specified. The lawn, however, is accessible and can be used to cross over to the main swimming hole. We also advise guests to exercise caution as the property is a water hazard, and children must be supervised at all times.

Guests can also get hands-on farm experience by observing a small flock of Wiltshire sheep and Murray Grey cattle that graze on the grounds. We also have plans for a family garden and orchard on the northern side of the house, near the soon-to-be-built chicken coop. Once the orchard has matured a little, a small beehive will be stationed in their midst, providing the family and guests with plenty of honey.

And on occasion when there is a surplus, we also offer fresh eggs, honey, and local produce available. If you are interested in exploring the surroundings, please contact your land host to make the necessary arrangements during your stay.

- No smoking inside, except in designated areas,
- Local refuse/recycling station is accessible to guests to dispose of rubbish
- Pets are not allowed on beds and sofas, and clean after your pet’s droppings
- Please clean up after your pet’s shedding before checking out in courtesy of other guests
- Please note that this is a PET-FRIENDLY property, and pet policies will be sent prior to arrival
- Firewood is not always available. This usually costs NZ$10 per load or you can buy locally if unavailable on the property.
- Smoking is permitted outside. Cigarette butts are to be disposed off in the jar provided and the lid to be kept on at all times.
- Charges will apply if the cabin needs to be cleaned due to pets or smoking residue both inside and outside of the tiny house. Please maintain cleanliness.

- Keep in mind that outdoor fire pits are not available during a total fire ban
