Welcome to our home is located in Palenville, NY and is the perfect getaway for friends and families to enjoy. The house itself was recently renovated to have all the modern amenities (including ones you might expect from resort hotel), but also has the thoughtful charm to be your home away from home.SPACEEnjoy your morning coffee by the (electric) fireplace, gazing out the picture window into the lush foliage, or an afternoon cocktail al fresco on our patio overlooking the large yard surrounded by trees. We have everything you need for the perfect getaway, whether you love hiking, skiing, relaxing, cooking, adventuring or all of the above.The Living Room is our favorite spot to enjoy in the house. Start up the electric fire place and make the house feel super cozy. Lounge on the leather sofas and gaze out the picture windows to enjoy the view of lush foliage, switch on the Smart TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy a one of our board games with your group. The living room is and open space to the kitchen which has an expansive island with built-in bench and dining table with enough seating for your group to dine together.Sleeping ArrangementsThe property has 5 traditional bedrooms which all together can sleep up to 10 guests. With 1 King Size Bedroom (which has a bathroom en suite), 3 Queen Size Bedrooms, 1 bedroom with a bunk bed, you will find room for your entire group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in two of the bedrooms as well where you can easily sign into your Netflix, Hulu, or other streaming account (we don't have cable). All bedrooms have a spacious closet with shelving or a dresser, so you can comfortably unpack for your stay. Each room has its own climate control so that guests can adjust to their individual preference.The KitchenThe Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a coffee machine, please feel free to bring along your favorite roast. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher too.BathroomsThere are 3 bathrooms. Off the main living area you’ll find a full bathroom with a shower. The en suite master bathroom includes a spacious shower, and a vanity for two. The third bathroom is on the second floor and has a combination of shower/tub. All of our bathrooms are stocked with toiletries, a hair dryer in each, and super plush towels.OutdoorsStep outside and you will find a large deck with two dining tables enough space for 10, and If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Further out in the yard is a fire pit surrounded with Adirondack chairs for your entire group to gather around (limited firewood supply).For the kiddos (and parents)As parents ourselves, we understand the fun and challenges that come with traveling with kids. We’ve stocked our home with creature comforts to make your stay with smaller guests more enjoyable. For dining we have BPA free plastic dinnerware and cups for the kids as well as a high chair for our smallest of guests. Our home has a pack and play, a babybjorn bouncer, and wipeable changing table. The bunk bed room has a handful of wood toys and books for your kiddos enjoyment. Our shared bathroom that has a shower tub combo has a handheld shower head to make bath time a little easier for parents. In the kitchen drawers, you'll find outlet covers should you need them for your stay. Lastly, we have a (non wifi) baby monitor you can use thru your visit, perfect for keeping an eye on your sleeping kids while you enjoy the fire pit under the stars.ACCESSGuest can enjoy the privacy of the entire house, private deck, and the fire pit.NEIGHBORHOODNestled on the east side of Hunter Mountain, the house is a quick 20 min drive to the Hunter ski slopes, 15 min drive to Kaaterskill Falls for amazing hiking, and a (beautiful) 30 minute drive to Windham Mountain. The location is perfect for winter skiing, sledding, and snowboarding. In the fall, hike below the beautiful foliage, and in the spring/summer be sure to check out the nearby swimming holes, more hiking, antiquing, and local farms & vineyards.There are two markets nearby as well as a wine & liquor store for your convenience (about 10 min drive). This house is so well located that you will find great Food & Drink options moments away, including Circle W Sandwich Shop, Selenas, Jessies Harvest House, Rip Van Winkle Brewing, Annarella Ristorante, and more.If you are looking for the great outdoors, there’s something for everyone - year round. A quick 20 min drive to the base of the ski side of Hunter Mountain you will have 320 skiable acres, 67 trails, 13 lifts, and Hunter Mountain’s nearly 1000 feet long tubing hill, a “no-skills” fun activity for the whole family. In the town of Windham (just 30 min away) you’ll find skiing in the winter with 85 skiable acres and 54 trails over two peaks, 6 terrain parks and 11 lifts. “The Windham Mountain Adventure Park offers family fun, day and night during the winter season. Six lanes of exhilarating snow tubing serviced by a conveyor lift, kids snowmobiles, and a comfy lodge. Grab a cup of hot cocoa, a slice or a pie for the whole family at Drop Zone Pizza before racing down the tubing lanes!”Come spring/summer, be sure to check out Kaaterskill Wild Forest (just 5 minutes away) you’ll find some of the best hiking New York State has to offer, with a variety of trails for all levels, and enjoyable through the different seasons of the year. Another favorite of ours is Rail Explorers where you pedal alongside the Esopus Creek through the beautiful woods of the Catskill Mountains. Windham Mountain offers some of the best mountain biking trails in the region as well as golfing with spectacular views of the Great Northern Catskills. Windham is also home to the 1,355-acre Elm Ridge Wild Forest. Here you will find a 1.5-mile portion of the Escarpment Trail, the 1.1-mile long Elm Ridge Trail, and numerous other trails totaling more than 25 miles available for multiple uses, including hiking, cross-country skiing, and mountain biking.TRANSITNearest train station: Hudson – 25min drive from the house.Nearest bus stop: RS Malden TRVL Plz – 15min drive.NOTES CHECK INThe check-in will be contactless and keyless. Please also note that there is wildlife in the area, inclusive of Deer and the occasional Black Bear or Snake.OUTSIDE GUESTSIf you'd like to add an additional guest to the booking, please be sure to add them to the reservation or reach out to Stay at Lina team if your stay has already begun. We can typically accommodate up to the max number of guests noted on the original listing and no more. We cannot offer customer service for extra people who don’t have an official reservation through the platform, and any liability waivers won’t apply. NO PARTIES OR EVENTSQUIET HOURSPlease make sure to respect quiet hours not to cause disruption to the neighborhood. Quiet hours are from 10PM to 7AM.SECURITYStepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property.CHECK OUTOur check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items.RECYCLINGGuests can leave the recycling items on a separate bag in the house. Cleaning team will take care of it after guests leave.ITEMS LEFT BEHINDPlease note that we are not responsible for any items left behind. Lina will make every effort to search and find your forgotten items after you check out but we do not guarantee if they can be found.FRIENDS OF MOTHER NATUREPlease note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in.PETSWe love pets and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and decor is new and pets are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your pets may cause. The maximum number of pets we allow is two.REPAIRS AND MAINTENANCEWe cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE LINA WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. If you are going to step out of the house in the winter months for a period of time, please make sure to keep the heat at 65 degrees or warmer. In warmer weather, please be mindful and don’t leave the AC blasting cold air while away for the day.3. If you choose to use the fire pit, please do so responsibly. Please do not leave trash or cigarette butts around the area.4. We kindly ask that you clean the BBQ with the grill brush after use.5. Smoking is not permitted inside any of our homes or interior spaces (including cigarettes, ecigs, etc). If you must smoke, please be sure to stay at least 20’ away from the house so the smell doesn’t waft in. You will be responsible for any smoke damage to the interior of the house, even if it's from smoke outside drafting in. If you smoke outside, please do not leave any butts or trash behind. This is a home and we’d like you to treat it as such.6. We kindly ask that you inspect the house upon check in and let us know if there are any damages. If damage is reported late or after check out, you will be held accountable.
