This home has 3 bedrooms, 2 bathrooms, a gourmet kitchen, and a washer and dryer. The large game room has all types of games to keep both the youngest and oldest visitors entertained! Parking is available for 2 vehicles only.Bedroom 1 (Primary Bedroom, Attached Bath): Includes a king bed, wood-burning stove, sitting nook, large closet, dresser, 55" Smart TV, and direct access to the back patio area.Bedroom 2: Includes a queen-size bed, mirrored closet, 43" Smart TV, and dresser.Bedroom 3: Includes 2 sets of twin bunk beds and a 43" Smart TV.Bathrooms: We provide shampoo, conditioner, body wash, cotton rounds, Q-tips, and floss picks. We also provide a limited number of hand towels and washcloths. Eight bath towels are provided. These are not for lake use, so please bring extra towels for the lake.Bathroom 1 (Primary Bath): Shower/tub combo and single sink.Bathroom 2: Large shower with double showerheads and a single sink.Kitchen: Full-size refrigerator, gas stove, and dishwasher to help you enjoy more of your time! Fully stocked with utensils, dishware, and cookware, including a blender, waffle iron, and Instant Pot. There is also a wonderfully stocked coffee and tea bar. A starter pack of paper towels and trash bags is provided, along with dish soap, coffee grounds, sugar, and treats for good pups.Dining: Located off the kitchen, with seating for 5 at the dining table and additional bar-top seating for 4.Living Room: Large leather sectional, 75" Smart TV for streaming all your favorite apps, and a DVD player.Fireplace: Natural wood-burning fireplace. We do not provide wood. It can be purchased and delivered to the home. Please reach out to arrange drop-off.Game Room: Converted 2-car garage with everything to keep both the youngest and most seasoned travelers entertained. Features a pool table, arcade games, and a 55" Smart TV.Laundry: Full-size HE washer and dryer.Yard: Relax in the large outdoor space!The grilling area provides plenty of space for all your supplies.Spa: Seating for 6. Per city regulations, the spa may only be used between 7 a.m. and 10 p.m.The upper area of the yard has a picnic table and plenty of room to run around and explore!Front Yard: Patio furniture is provided for sitting and enjoying nature.Parking: Paved parking for 2 vehicles only.If traveling in the summer, please note that, like most homes in Big Bear, there is no air conditioning. Here are a few things to note.Please note that during the winter months, the roads are plowed regularly, but you may need a 4x4 vehicle and chains. We are not responsible for any weather-related travel issues.Reminder: This is the mountains. We do our best to control what we can. We hire Terminix to spray and leave bait for pests and do our best to prevent rodents. We also remove weeds annually. Most of our homes have sap-producing trees.Violation of the restrictions will result in eviction without a refund.Any cancellations requesting a full refund will need to provide proper documentation to the hosting site. We will not cancel your reservation for you.All requests to change dates must be made a minimum of 14 days before your stay. Prices may change due to a change of date.If you instant book, you assume responsibility for following all restrictions. We will not be responsible for any eviction, fine, or inconvenience due to disregarding the restrictions in place for Big Bear Lake and Big Bear City.City of Big Bear Lake Good Neighbor PolicyThe City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules.Occupancy:Do not exceed the stated occupancy limit at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.No Parties Allowed.Parking:No parking on the street or in the yard. Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is shown on the exterior sign.Noise:No amplified music is permitted to be heard beyond the property line at any time. Close your windows to prevent music from carrying beyond the property line.Quiet Hours:Please head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. to 7:00 a.m.Pets:Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!Trash:Trash must be taken to a local dumpsite. For guests who come to party and disrupt the peace and tranquility of the neighborhood, there are costly and severe consequences.Fines:The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.Eviction:Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder.
