Seasonal Lake Conditions

The home sits along a calm lagoon that is well suited for paddleboarding, kayaking, and enjoying peaceful water views. Seasonal algae may occur from late summer into early fall, which is a natural occurrence in Big Bear Lake. This does not prevent guests from using the private dock or outdoor living areas.

Guest Access

Guests have access to most of the property. The following areas are reserved for private use and are not accessible:

Mountain Environment

This property is located in a natural mountain environment. Routine pest control and property maintenance are performed throughout the year; however, guests may occasionally encounter insects, rodents, tree sap, and wildlife.

Wildlife in the surrounding area may include bears, mountain lions, donkeys, coyotes, and other native animals.

Big Bear Lake Good Neighbor Policy

Guests must comply with the City of Big Bear Lake Good Neighbor Policy throughout their stay.

Occupancy

Maximum occupancy is 16 guests, regardless of age. The stated occupancy limit must not be exceeded at any time.

Parties

Parties and events are not permitted.

Parking

A maximum of five vehicles is permitted. Parking is allowed only in designated parking areas. Street and yard parking are prohibited. Restrictions also apply to trailers.

Noise & Music

Amplified music must not be audible beyond the property line at any time. Guests should close windows when necessary to prevent sound from carrying to neighboring properties.

Quiet Hours

Noisy outdoor activities and spa use are prohibited between 10:00 PM and 7:00 AM.

Trash Disposal

Guests are responsible for taking trash to an approved local disposal location.

Violations & Enforcement

Violations of local regulations may result in fines. The minimum fine stated for violations is $500 per violation, with a second offense subject to a $1,000 fine per violation.

Guests who seriously disregard the property rules or local regulations may be evicted without a refund. Additional citations may also be issued to the reservation holder.

Registration & Check-In

The City of Big Bear Lake requires guests to sign the Good Neighbor Policy before accessing the property. The person who books the reservation must complete the required agreement before check-in.

The agreement is provided electronically for signature. Failure to complete the required documentation may prevent access to the property.

Online check-in should be completed before arrival to prevent delays.
