Luxury waterproof plank flooring runs throughout the common areas, with new carpeting in the bedrooms. Two bedrooms are located on the main level, providing a stair-free experience if needed.Bedroom 1 (Primary, Main Level): King bed, nightstands, dresser, Smart TV, ceiling fan, walk-in closet, access to the primary bathroom, and direct access to the indoor spa.Bedroom 2 (Main Level): Queen bed, side table, window seat, and ceiling fan.Bedroom 3 (Upstairs): Queen bed, twin-over-twin bunk bed, bay window bench, rocking chair, built-in desk, drawers, and ceiling fan.Bedroom 4 (Upstairs): Two twin-over-full bunk beds, kids' table, built-in desk, and ceiling fan.Bedroom 5 (Loft): Located in the game room. There is a bookcase divider, but no door for privacy. Includes a queen bed and armchair.We provide shampoo, conditioner, body wash, cotton rounds, Q-tips, and floss picks. We also provide 1 hand towel and 2 washcloths per bathroom. Sixteen bath towels and 16 spa towels are provided. These are not for lake use, so please bring extra towels for the lake. A minimum of 2 rolls of toilet paper is provided per bathroom. More may be left depending on the number of guests and duration of stay. If you use large amounts of toilet paper, please bring extra.Bathroom 1 (Primary 1, Lower Level): Single vanity and tiled shower.Bathroom 2 (Primary 2, Lower Level): Single vanity and tiled shower.Bathroom 3 (Upper Level): Single vanity and tiled shower.Bathroom 4 (Upper Level): Single vanity and shower.Kitchen: Open floor plan with views into the dining and living areas. The kitchen features a full-size refrigerator, gas stove with a 5-burner cooktop, dishwasher, toaster, and microwave to help you create wonderful meals. If you prefer takeout, no worries! Regardless of your dining preferences, we stock most of the utensils, dishware, cookware, and bakeware you'll need.Bar seating is available for 4. A starter pack of paper towels and trash bags is provided, along with dish soap, medium-roast coffee grounds, and sugar.Coffee Setup: 12-cup drip coffee maker.Dining Room (Main Level): Located within view of the kitchen and living area, with seating for 6.Living Room (Main Level): Windows overlook the lake and back deck. Features a sectional couch, coffee table, wood-burning fireplace, and a small table for 4.Fireplace: Located in the living room and wood-burning only. We do not provide wood. It can be purchased and delivered to the home (24-hour notice is recommended), or you can purchase it at many places in town. If there is wood left behind, feel free to use it!Mudroom/Storage: Located just off the main entrance. Perfect for unloading and keeping all your gear close, dry, and organized. Features 8 oversized lockers, benches for easy gear removal, and boot trays. Medium and large dog kennels are available for your furry friend.Laundry Area: Located on the main level next to the storage room. We provide laundry pods.Game Room (Upstairs Loft): Perfect as an extra space to lounge. Features a full-size pool table, pinball machine, multi-game arcade machine (not shown in photos), electric keyboard, and telescope! Windows open up to the lower living room. There is also a sofa, two swivel armchairs, electric fireplace, and Smart TV for streaming your favorite apps. Access to the balcony is available via a sliding door (pictures coming soon). Sleeping space #5 is located in this room, with a bookcase dividing the space.Please keep in mind that we clean up pine needles and remove weeds twice a year. Tree sap, pine needles, leaves, and twigs may be present on the property.Front Yard: Small grassy fenced area with a front porch and park bench. A third-party landscaping company maintains the grass. We will always do our best to let you know if they are scheduled during your stay; however, we cannot guarantee advance notice.Backyard: Located just off the back deck. The large grassy area is enclosed with 3-foot iron fencing. There is a gate leading out to the lake, beach, and dock. Please be mindful of children and pets. This is not a deep-water area. Plastic lounge chairs and a picnic table are provided for enjoying the lake views.Deck/Patio: Accessible from the spa room and kitchen, overlooking the backyard and lake. Features an iron dining table for 6, a small side table for 2, two lounge/sun chairs, and a grill connected directly to the gas line. No need to worry about propane refills or swaps!Spa: Enjoy a soak in the indoor 6-person spa. Access is available via the primary bedroom and main living area. The spa room overlooks the back deck, and the windows open to provide ventilation. The spa is maintained after each guest reservation. Please keep in mind that, as a rental, the chemical levels may be higher than in a personal home spa. For longer stays, spa maintenance will be scheduled once a week. Spa hours are 7 a.m.–10 p.m. only, in accordance with city rules. We provide 16 spa towels, which are not for lake use.Dock: The dock is not located in a deep-water area and is for seasonal use only. It is removed during the winter months by lake services. If the dock is important for a spring or fall booking, please reach out to ensure it is available.Outdoor wood fires are not permitted due to the high risk of wildfires.Parking: No garage access. Parking is limited to a maximum of 4 vehicles in the flat asphalt driveway.Heating: Central heating and a wood-burning fireplace.Air Conditioning: Please note that most homes in Big Bear do not have air conditioning. This area has many tall trees, and the home is well insulated, lakefront, and equipped with portable fans. These features help keep the home cool, but not cold. Please open the windows at night to allow the cool night air inside.This home allows up to 2 dogs with a non-refundable pet fee ($100 per pet, per stay). Pet fees do not cover damage, failure to clean up after animals, or excessive shedding. Please do not leave pets unattended unless they are in a kennel or crate. Please note that this home has short iron fencing, so please ensure your dog's safety by walking the perimeter. For any service animal, please be prepared to answer appropriate questions and provide proper documentation.We hope you choose to stay here for your trip. If you have any other questions, please reach out!Guest AccessThere are several areas of the property that guests will not have access to: the back corner closet in the primary bedroom, the upstairs bunk bedroom closet, 2 pantry cabinets in the kitchen nearest the door, locked laundry cabinets, the garage, and the foyer closet. Otherwise, the entire property is yours during your reservation.Other Things to NoteReminder: This is the mountains. We do our best to control what we can. We spray and leave bait for pests, do our best to prevent rodents, and remove weeds throughout the year. Most of our homes have sap-producing trees.The City of Big Bear Lake Good Neighbor Policy must always be respected. Please review the city rules.Occupancy: Do not exceed the occupancy limit of 16 guests, regardless of age. Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.No Parties Allowed.Parking: No parking on the street or in the yard. Parking is only permitted in the driveway and designated parking spaces. This includes trailers. The maximum number of vehicles permitted is shown on the exterior sign (4 vehicles).Noise: No amplified music is permitted to be heard beyond the property line at any time. Close your windows to prevent music from carrying beyond the property line.Quiet Hours: Please head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. to 7:00 a.m.Pets: Take your dog with you so they do not disturb surrounding neighbors. You'll find that Big Bear Lake is very dog-friendly! Up to 2 dogs are allowed with a non-refundable fee.Trash: Trash must be taken to a local dumpsite. Clean Bear locations are 4190 Garstin Drive and 39690 Big Bear Blvd.ConsequencesUnfortunately, a few guests refuse to extend common courtesy and neighborly behavior toward surrounding guests and residents. For guests who come to party and disrupt the peace and tranquility of the neighborhood, there are costly and severe consequences.Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the reservation holder.
