Surrounded by forest and free from noise and light pollution, this home is your chance to truly unwind in nature—yet you’re still close to charming villages like Andes, Roxbury, and Delhi, with great shops, restaurants, and local attractions.

Whether you're skiing in winter, hiking in summer, or celebrating at a nearby wedding venue, this accommodation is ideally located to enjoy the best of the Catskills.

Main Floor
The open-concept main floor welcomes you with a spacious great room, perfect for gathering. The chef’s kitchen is fully equipped with high-end appliances, and flows into the dining area, sitting room with TV, and living room with a 70” Samsung Smart TV.

Step out onto the front deck for a view of the reflecting pond, or head to the covered back porch for outdoor dining and BBQs.

The primary suite—just off the kitchen—features a king-size bed, en suite bathroom, and light-blocking curtains for sleeping in or soaking up the sunrise.

Second Floor
Upstairs functions like a private suite, with a door at the top of the stairs for added privacy. The bonus room includes soft carpeting, a futon, and a TV—great for yoga, meditation, or movie time with the kids.

Three additional bedrooms share a full bathroom, offering plenty of space for families or groups.

Guests have full access to the house except the basement and cottage at the back of the property.

Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.

Delaware County NY is a four-season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking, and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross-country skiing (as well as summer activities like hiking, biking, and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

A vehicle is necessary. Uber or taxi service is limited or unavailable. A FWD or AWD vehicle is recommended October through April when snow is likely.

• Check-in: 4:00 PM – 10:00 PM
• Check-out: 11:00 AM
• No changes to check-in or check-out times during holidays or from Memorial Day through Labor Day
• Early check-in or late check-out may be available outside of these dates with advance notice and approval
• Changes are subject to availability and may include an additional fee

Cell Service & Arrival Tips
There is no cell service at the house. To stay connected, please enable WiFi Calling in your phone settings before you arrive.
We also recommend writing down or screenshotting your arrival instructions—including the address, door code, WiFi info, and contact numbers—so you have everything on hand even if your signal drops en route.

Cottage Access
There is a small cottage at the back of the property, but it is not part of the rental. Please do not walk on the deck or attempt to enter—thank you for respecting this space.

The garage is accessible for getting to the main floor via an interior stairway but please do not park in the garage. Items in the garage are for owners use only.

Well & Septic System
The home uses a private well and septic system, which means water should be used thoughtfully. Please:

Avoid using sprinklers, kiddie pools, or Slip ’N Slides, as these can quickly drain the well and damage the pump

Only flush toilet paper—no wipes, paper towels, or hygiene products

Winter Travel Advisory (Oct–Apr)
Delaware County is a rural, mountainous area, and winter conditions can be unpredictable. For your safety:

AWD, FWD, or 4WD vehicles are strongly recommended
Winter or all-season tires with good tread are a must
2WD and RWD vehicles are not suitable for snow or ice
The driveway is plowed and shoveled to the door, and a shovel is available for guests to maintain clear walkways during your stay.
