▸Terrain may include gravel paths, grassy hills, and natural wooded areas. We are located in the beautiful rolling hills of Tennessee. The natural terrain may be challenging for those with mobility issues, and our suites and lodge have steps leading to decks and upper levels. Guests using mobility assistance devices should consider this when booking. We are happy to discuss any concerns before arrival to ensure the best experience possible.
▸We Do Not Accept Animals of any classification due to our allergy free protocols. This property must be maintained to an extremely high standard. We prioritize an allergy-free environment, while adhering to the ADA requirements.

▸As such, guests may encounter natural elements such as changing weather conditions, bugs, and wildlife. While we professionally treat our property for insects and pests, it is possible to encounter ants, bees, flying insects, ladybugs, stink bugs, and other outdoor creatures during your stay. Please note that we do NOT offer refunds due to weather, natural elements, or insect encounters. We encourage guests to come prepared for a true outdoor adventure and enjoy the beauty and unpredictability that nature has to offer.

1. Arrival Time: We kindly ask that you plan to arrive between 3:00 PM and 7:00 PM. If you need to arrive outside of this window, please notify us in advance.
3. Parking: A designated parking area is available nearby for our glamping suites and you park near (off grass) for easy unloading & loading before moving your vehicle to the parking area.
Most RV and BYO Tents sites allow you to park near your site. Those who have reserved the lodge have designated parking to the left of the front doors.
4. One vehicle per site
Please note during high season we do have certain requirements to make sure you have verified your selected arrival date matches.
CHECK-IN/CHECK-OUT PROCEDURES:
Unless otherwise noted our properties are check-in from 3pm-7pm. We need a signed copy of this Agreement and payment in full prior to your arrival. Please plan your arrival and check-in time accordingly.
CHECK-IN AT 3PM EST:
Unless you have arranged and paid for an early check-in, check-in is at 3PM CST. We do not allow early entry to the property as we are preparing rooms and property for your check-in. Our gate is closed and will open only during the check-in times.
CHECK-OUT AT 10AM EST:
Unless you have arranged and paid for late check-out, all persons and personal items must be out by 10 AM CST.
CHANGES/SUBSTITUTIONS:
Reservations can not be transferred from one property to another or from one person to another. We do reserve the right to substitute comparable sites when necessary. In these rare cases, you will be given the opportunity to either cancel your reservation without penalty or accept the alternate property at its standard price and standard cancellation policy.
TRAVEL INSURANCE:
Life is unpredictable. We strongly encourage you to purchase travel insurance to cover qualifying, non-voluntary trip cancellation, interruption or delay, medical expenses, emergency assistance and more.
GUEST INFORMATION FORM:
Your confirmation email will have a link to the Guest Information Form. This must be complete for each reservation, by both first time and returning guests. Check-in information and access to the property will not be given unless we receive.
OCCUPANCY/CAPACITY:
Please list all occupants who will be staying at the Property during your dates of stay. . The number of occupants shall not exceed the capacity.Any party exceeding maximum occupancy inside or outside will be subject to immediate eviction without refund.
EXTERNAL SECURITY AND ELECTRONIC MONITORING:
Our accommodations may be monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that local law and the rules of the community are respected. You acknowledge that the Accommodation may be under 24-hour exterior surveillance and security monitoring, subject to and in compliance with relevant privacy laws.
SMOKING:
All our properties are non-smoking properties. Violators are subject to immediate eviction and additional cleaning charges, at a minimum of $500.00. Smoking and vaping is allowed outside, away from the premises or in designated areas.
NO SMOKING AT THE POOL AREA.
MUSIC:
There is a speaker by the pool—please keep the volume at a respectful level so all guests can enjoy a peaceful and relaxing experience.
PETS:
Pets are not allowed at any time.. Violators are subject to eviction without refund.
TRASH REMOVAL:
Trash pickup is noted in your check in. Please bag and tie all trash. Remember to close and latch the lids of cans to prevent animals from getting in.
RENTER/PARTIES/NOISE:
The renter must supervise their Renter(s) while on the premises. Noise in the Property must be kept to a reasonable level as not to cause a disturbance to the neighbors or general public. No events more than the maximum occupancy (as listed on this agreement) be exceeded without written consent.
AUTHORIZED ACCESS:
Persons authorized by Owner or Agent shall have the right to access the Property during rental to make repairs, inspections, or property maintenance. Renters may not turn away lawn care, pool/spa maintenance persons, or any individual who helps maintain property quality.
DISPUTES:
This Agreement shall be governed by and interpreted in accordance with the laws of the State of Tennessee. Any dispute or action filed relating to this Agreement shall be instituted and prosecuted in the General Court of Justice within the State of Tennessee. Renter, by execution of this Agreement, specifically consent to such jurisdiction and venue and to the extraterritorial service of process should such service become necessary.
CREDIT CARD AUTHORIZATION:.
Renter hereby authorizes Agent to charge all deposits, fees, costs and charges arising under this Agreement to the Renter’s credit card provided to Agent. The reversal of any charges to Renter’s credit card arising under this Agreement shall constitute a breach of this Agreement by Renter.
CAUSE FOR EVICTION AND IMMEDIATE FORFEITURE OF RENT:
Agent is authorized through its contract with the Owner to rent to Adult Groups Only. Renter must be at least 25 years of age. Cause for eviction and immediate forfeiture of rent includes, but is not limited to, the following: subletting or assigning this Agreement; activity constituting a nuisance which is offensive or disruptive; bringing pets into premises of non-pet friendly properties, without written permission; numbers in excess of occupancy rate; destruction of Property; illegal use of Property or conduct of illegal activities on the Property.
INDEMNIFICATION, WAIVER, AND RELEASE:
Renter shall indemnify, defend and hold harmless the owner of the Property and Agent (the “Released Parties”) from any and all liability for costs, expenses, claims, disputes, litigation, judgments, and attorney fees resulting from loss, damage, or injury the Property, to Renter, Renter’s Renters or licensees, or their personal property arising out of the Renter or the Renter’s Renters, invitees and licenses occupancy or use of the Property. If there is more than one Renter, all Renters are jointly and severally liable under this Agreement. Any personal injury or illnesses of any nature, severity or kind, occurring to Renter/Renters/or Renter’s invitees while staying at the Property, are not the responsibility of the company, its staff and sub contractors.. It is expressly understood and agreed that the company has no liability, responsibility or accountability for any physical or psychological injury that may occur as a result of this Agreement. This waiver and release is intended to be a full and complete waiver and release of the Released Parties from any and all present or future claims.
By your submission of payment for this rental you understand that you have read and accepted these Terms and Conditions.
FOR RV & TENT SITE ONLY:
MUST NOTIFY US PRIOR TO ARRIVAL - We discuss Service Animals on a Case to Case Basis.
✔️ Only dogs individually trained to perform tasks for a person with a disability will only be permitted in their own tent or RV, NOT in any of our facilities. (Must show & HAVE PROOF at check in of current RABIES SHOT & BORDETELLA)
✔️ Emotional support animals do not qualify under ADA guidelines.
✔️ Service animals must be trained, housebroken, and under control at all times.
✔️ Untrained or falsely claimed service animals will not be allowed.
