Welcome to our home is located on Main St. of Lanesville, NY and is the perfect getaway for friends and families to enjoy. The house itself was recently renovated to have all the modern amenities (including ones you might expect from resort hotel), but also has the thoughtful charm to be your home away from home.
SPACE
Enjoy your morning coffee by gazing out the picture window into the lush foliage, or an afternoon cocktail al fresco on our patio overlooking the large yard surrounded by trees. We have everything you need for the perfect getaway, whether you love hiking, skiing, relaxing, cooking, adventuring or all of the above.
The Living Room is our favorite spot to enjoy in the house. Lounge on the leather sofas and gaze out the picture windows to enjoy the view of lush foliage, switch on the Smart TV (where you can easily sign into your Netflix, Hulu, or other streaming account) for movie night or the big game, or enjoy a one of our board games with your group. The living room is adjacent to the kitchen which has an expansive island and stools for gathering around and a dining room with enough seating for your group to dine together.
Sleeping Arrangements
It has 5 traditional bedrooms and an attic area which altogether can sleep up to 13 guests. With 2 King Size Bedroom (one of which has an ensuite bathroom), 1 Queen Size Bedroom, 1 bedroom with a twin over full bunk bed, 1 bedroom with a full bed and 4 twin beds at the cozy attic, you will find room for your entire group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in two of the bedrooms as well where you can easily sign into your Netflix, Hulu, or other streaming account (we don't have cable). The entire house has central air so you can keep it to your groups preferred temperature.
The Kitchen
The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a coffee machine, please feel free to bring along your favorite roast. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher too.
Bathrooms
There are 3 bathrooms here. There is one bathroom on the ground floor, and two on the second floor (one of which is nested within a King Bedroom (en suite). Each bathroom has a spacious shower with rain shower head and are stocked with toiletries, a hair dryer in each, and super plush towels.
Outdoors
Step outside and you will find a back porch deck that leads you down to an al fresco dining area. If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Further out in the yard is a fire pit surrounded with Adirondack chairs for your entire group to gather around (limited firewood supply).
For the kiddos (and parents)
As parents ourselves, we understand the fun and challenges that come with traveling with kids. We’ve stocked our home with creature comforts to make your stay with smaller guests more enjoyable. For dining we have BPA free plastic dinnerware and cups for the kids as well as a highchair for our smallest of guests. Our home has a pack and play, a baby Björn bouncer, and wipe-able changing table. In the kitchen drawers, you'll find outlet covers should you need them for your stay. Lastly, we have a (non Wi-Fi) baby monitor you can use thru your stay, perfect for keeping an eye on your sleeping kids while you enjoy the firepit under the stars.

######## NEIGHBORHOOD ########
Nestled on the north side of Hunter Mountain, the house is a quick 4 min drive to the Hunter ski slopes, 15 min drive to Kaaterskill Falls for amazing hiking, and a 15 minute drive to Windham Mountain. The location is perfect for winter skiing, sledding, and snowboarding. In the fall, hike below the beautiful foliage, and in the spring/summer be sure to check out the nearby swimming holes, more hiking, antiquing, and local farms & vineyards.
Groceries & Convenience.
There are two markets nearby for your convenience. Additionally, you can visit Phoenicia Country Store - 20min drive and, Go Greene Food Mart (SUNOCO) – 6min drive for supplies. This house is so well located that you will find great Food & Drink options moments away, including Ronnie Mac Gregor's Pub, Ma-Ma's Pizza Parlor, The Prospect, Hunter Mountain Brewery, Jagerberg Beer Hall and Tavern, Woodstock Brewing, Brio’s Pizzeria, and the Phoenicia Steakhouse.

Amy’s Take Away – 13min drive.
Not to be missed! Amy's Take Away is a must-stop on Route 214 between Phoenicia and Hunter, a couple miles from either town.
Jagerberg Beer Hall and Tavern – 13min drive.
Jagerberg is a Beer Hall & Alpine Tavern that serves updated versions of your favorite German classics: schnitzel, sausage, sauerbraten, house made pretzels & kraut.
Selena’s – 10min drive.
Located 5 min away from the base of Hunter Mountain. Neftali "Nick" Lopez has been operating Selena's Diner for 20+ years and is a local landmark restaurant. They pride themselves on providing good food at reasonable prices with portions that won't disappoint.
Brio’s – 21min drive.
Brio’s has been proudly serving breakfast, lunch, and dinner since 1973.
Their collection of traditional homemade recipes has permitted us to provide our customers with a menu that is both eclectic and extensive. Their breakfast menu alone ranges from a traditional Italian breakfast to a variety of country skillets and classics like Eggs Benedict. Their famed crispy thin crust Neopolitan pizza is not the only treat that comes out of their wood fired ovens; but is accompanied by delicious homemade breads as well as a broad spectrum of steaks, fish, and other entrée items.
Woodstock Brewing – 22min drive.
Microbrewery offering beer on tap & bar bites in an industrial-chic setting with outdoor seating. Woodstock Brewing was founded by two friends with a passion for beer and tinkering. Their brewery has grown from a 1/2-barrel pilot system in a Woodstock garage to a 15-barrel brewery.
Sportsman’ Alamo Cantina – 20 min drive.
The Sportsman's Alamo Cantina has been serving Phoenicia for over sixty years, serving up the best food and drink the area has to offer. Established in 1937, they have served Phoenicia as a local tavern and eatery that keeps everyone's interest. With both a sidewalk cafe and a good times bar, it's hard not to enjoy your stay. They serve Mexican cuisine with a flair; from tex-mex burgers to Alamo wings and everything in between. If cocktails are your fancy, they boast the largest selection of tequila in town, so belly up to the bar and try some for yourself! And if you think it can't get any better, tempt your taste buds with one of their many delectable frozen concoctions; guaranteed to set the mood in any season. Whatever is your delight, they aim to please and they’ve got a knack for showing a good time.

Dixon Roadside – 33min drive.
Dixon Roadside serves their own unique twist on comfort food using fresh ingredients sourced from the bountiful farms and small businesses of the Catskill Mountains and Hudson Valley. They offer their own take on locally sourced comfort food and classic cocktails. They proudly showcase the bounty that the Catskills and Hudson Valley have to offer. Don't forget about the soft serve."
Local Attractions
If you are looking for the great outdoors, there’s something for everyone - year-round. A quick 3-5 min drive to the base of the ski side of Hunter Mountain you will have 320 skiable acres, 67 trails, 13 lifts, and Hunter Mountain’s nearly 1000 feet long tubing hill, a “no-skills” fun activity for the whole family. In the town of Windham (just 20 min away) you’ll find skiing in the winter with 85 skiable acres and 54 trails over two peaks, 6 terrain parks and 11 lifts. “The Windham Mountain Adventure Park offers family fun, day, and night during the winter season. Six lanes of exhilarating snow tubing serviced by a conveyor lift, kids’ snowmobiles, and a comfy lodge. Kaaterskill Falls – 15min drive.
Considered by Native Americans to be the resting place of the creator, a sacred place for the Mohican people who called the Catskills home, Kaaterskill Falls has captivated the hearts, pens, and paintbrushes of poets, painters, filmmakers, and photographers – becoming part of larger, artistic folklore spreading from the Catskills to the rest of the world. It is considered to be the crowning jewel and the highest cascading waterfall in New York State. Dropping in two tiers over 260 feet, Kaaterskill Falls has been one of the region's most popular destinations for centuries.
Pratt Rocks – 18min drive
Often referred to as New York’s Mount Rushmore, this larger-than-life monument to one man’s achievements in the name of industry is a must-hike-to-see while you’re in the Great Northern Catskills. Hike the short, 3.1-mile round-trip off Route 23E just outside of Prattsville to see this one-of-a-kind spectacle. Perfect for beginners, you’ll gain 900+ feet of elevation, and get a spectacular view of the surrounding valley from several points along the trail. Parking is available at the trailhead.
North-South Lake – 15min drive.
North-South Lake is the biggest and most popular state campground in the Catskill Forest Preserve, offering extraordinary scenic beauty, and historical sites, such as: Alligator Rock, Kaaterskill Falls, and the former site of the Catskill Mountain House.
Rail Explorers: Catskill Division – 22min drive.
Experience the magic of the Golden Hour on the historic Ulster & Delaware Railroad as you travel alongside the Esopus Creek through the beautiful woods of the Catskill Mountains. Bring a snack and a drink to enjoy at our creek-side turnaround. The travel is a 8-mile round trip with electric pedal assistance.
Emerson Kaleidoscope – 25min drive.
Standing at 56 feet tall and 38 feet in diameter, the attraction is certifiably the World’s Largest Kaleidoscope. When you step into the silo kaleidoscope, lay on the ground, or lean up against the wall and gaze at the ceiling for the 20-minute display. The Catskills inspire the moving images and mirrors, so look out for familiar objects in the bright evolving images. To accompany the spectacular show, a musical score surrounds and immerses you in the kaleidoscope. Ours is an experience better than the kaleidoscopes of your childhood.
Zoom Flume Water Park – 26min drive.
Nestled in the scenic northern Catskill Mountains, Zoom Flume, New York’s #1 Family Water Park offers safe water fun, excitement, and relaxation for all ages in a beautiful natural setting.
Hudson Athens Lighthouse – 42min drive
Built in 1874, the Hudson-Athens Lighthouse is an architectural gem. It’s one of the remaining 2 lighthouses that stands in the middle of the majestic Hudson River, between the towns of Athens and Hudson in New York. Lightkeepers and their families have lived in the lighthouse until the 1960s. Today, the lighthouse is a national treasure and is open to visitors in the summer, which includes boat transportation and tour. The lighthouse is also available for private tours, photo shoots and events.
The Kartrite Resort & Indoor Waterpark – 1hour and 28min drive.

PARKING
Please feel free to utilize the entire driveway for your vehicles throughout the length of your stay - it can hold up to 3 cars. Note that we are not responsible for personal items left in your car.
HOUSE ACCESS
The entire house is yours for the length of your stay. Feel free to enjoy the private deck, fire pit and seating areas around the yard.
OUTSIDE GUESTS
If you'd like to add an additional guest to the booking, please be sure to add them to the reservation or reach out to Stay at Lina team if your stay has already begun. We can typically accommodate up to the max number of guests noted on the original listing and no more. We cannot offer customer service for extra people who don’t have an official reservation through the platform, and any liability waivers won’t apply. NO PARTIES OR EVENTS
SECURITY
Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property.
CHECK OUT
Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items.
RECYCLING
Guests can leave the recycling items on a separate bag in the house. Cleaning team will take care of it after guests leave.
ITEMS LEFT BEHIND
Please note that we are not responsible for any items left behind. Lina will make every effort to search and find your forgotten items after you check out but we do not guarantee if they can be found.
FRIENDS OF MOTHER NATURE
Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in.
PETS
We love pets and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and décor is new and pets are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your pets may cause. The maximum number of dogs we allow is two.
REPAIRS AND MAINTENANCE
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE LINA WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Lina will always look for alternative solutions to ensure and prioritize guest comfort.

1. NO PARTIES OR EVENTS
2. If you are going to step out of the house in the winter months for a period of time, please make sure to keep the heat at 65 degrees or warmer. In warmer weather, please be mindful and don’t leave the AC blasting cold air while away for the day.
3. If you choose to use the fire pit, please do so responsibly. Please do not leave trash or cigarette butts around the area.
4. We kindly ask that you clean the BBQ with the grill brush after use.
5. Smoking is not permitted inside any of our homes or interior spaces (including cigarettes, ecigs, etc). If you must smoke, please be sure to stay at least 20’ away from the house so the smell doesn’t waft in. You will be responsible for any smoke damage to the interior of the house, even if it's from smoke outside drafting in. If you smoke outside, please do not leave any butts or trash behind. This is a home and we’d like you to treat it as such.
6. We kindly ask that you inspect the house upon check in and let us know if there are any damages. If damage is reported late or after check out, you will be held accountable.
